Job summary

General Services Corporation (GSC) is seeking a skilled HVAC/maintenance technician to perform appliance repairs, installations, and preventative maintenance across multiple property locations. The role emphasizes safety, environmental compliance, and timely service requests.

You will diagnose, repair, and maintain HVAC systems, appliances, plumbing, and electrical components, while adhering to training programs and company policies.

Qualifications

• High school diploma or equivalent required.
• At least three years of HVAC repair experience and appliance troubleshooting.
• EPA 608 Certification Type I, II or Universal required.
• EPA 608 Type I/II or Universal preferred.
• Consent to work with regulated chemicals/materials.
• Valid driver’s license and transportation.
• Must pass Maintenance Evaluation Test.
• Must provide own hand tools as listed.
• Medical clearance to wear a respirator per Respiratory Protection Program.

Responsibilities

• Install appliances and HVAC components to maintain safe, comfortable dwellings.
• Diagnose and repair electrical circuits in residential HVAC systems and appliances; replace/repair components as needed.
• Analyze refrigeration cycles using system pressures and temperatures to charge systems properly.
• Repair plumbing systems including toilets, faucets, disposals, and related appliances.
• Complete work orders using ServUS Connect ticket system.
• Perform basic carpentry tasks such as glazing, caulking, minor carpentry and screening.
• Ensure compliance with Operations/Maintenance plans and Respiratory Protection Programs.
• Conduct preventative maintenance inspections.
• Replace deadbolts and standard locksets; maintain security hardware.
• Replace electrical switches, outlets, and light fixtures.
• Maintain curb appeal using power tools and equipment as needed.
• Be available for inclement weather maintenance; participate in on-call rotation.
• Other duties as assigned.

Summary

Completing service requests in a timely and proficient manner using excellent customer service skills. Repairing and/or installing all appliances as necessary. Compliance with all environmental and OSHA regulations and company policies. Completing and maintaining paperwork as required.

Responsibilities

• A. Install appliances and HVAC items including but not limited to dishwashers, disposals, stoves, and refrigerators as necessary to maintain a safe, comfortable, and quality dwelling.
• B. Diagnose and repair failed electrical circuits in residential HVAC systems and household appliances in a timely and proficient manner. Heating ventilation/air conditioning responsibilities include: replacing a compressor and condenser, repair/replace/clean fan motors, burners and thermostats, leak detection and repair, control valve replacement and A/C charging.
• C. Analyze and repair the refrigeration cycle utilizing system pressures, superheat, sub-cooling, dry/wet bulb temperatures, and the effects of airflow on the system in order to properly charge a refrigeration system.
• D. Repair plumbing systems to include but not limited to toilets, faucets, garbage disposals and all appliances (e.g. hot water heater or gas range).
• E. Complete work orders using ticket system ServUS Connect
• F. Perform basic carpentry skills included but to glazing, caulking, minor carpentry and screening.
• G. Reviewing, understanding complying and fulfilling training requirements for the Operations/Maintenance (O&M) Plans and Respiratory Protection Programs.
• H. Perform preventative maintenance program inspections.
• I. Replace deadbolts and conventional locksets
• J. Replace electrical switches, outlets, and light fixtures.
• K. Maintain curb appeal including but not limited to using power blower, pressure washer and other tools as needed.
• L. Must be available for inclement weather maintenance, before, during & after.
• M. Must participate in on-call.
• N. Other duties as assigned.

Requirements

• A. High School Diploma or Equivalent.
• B. At least three years of HVAC repair along with experience in troubleshooting and repairing small and large appliances.
• EPA 608 Certified Type 1, Type II or Universal (i.e. CFC certification) required.
• C. EPA 608 Certified Type I, Type II or Universal (i.e. CFC certification) preferred.
• D. Must consent to work with regulated chemicals and/or materials and/or substances.
• E. Must have a valid driver’s license within the state of residency, an acceptable driving record and own transportation.
• F. Score at an acceptable level on the Maintenance Evaluation Test.
• G. Provide your own hand tools which must include, but is not limited to: flashlight, level, drill bits, socket set, hammer, screwdriver/assorted, nut driver, wrenches (1/4-3/4), adjustable wrench, files, extension cord, hack saw, saw, pipe wrench, pliers/assorted, electric meter, basin wrench, seat/stem wrench, tin snips, set of gauges, A/C tools and propane torch.
• H. In accordance with the Respiratory Protection Program, employees must obtain medical clearance to wear a respirator (provided by the Company), be clean-shaven, and consent to wear a respirator.
