Job description

Homes for older adults stay livable only when someone treats every work order as a promise. In this role you keep apartments safe, comfortable, and dignified so residents can stay independent in the place they call home. Your work is visible in warm rooms, working fixtures, and the quiet confidence that help arrives when it is needed.

Performance Objectives
  • Close routine work orders within agreed service times so residents regain heat, water, power, and access without unnecessary disruption.
  • Inspect apartments and common areas on a set schedule and correct hazards before they become emergencies or complaints.
  • Complete preventive maintenance on HVAC, plumbing, electrical, appliances, and life-safety devices so downtime and after-hours calls decline.
  • Diagnose failures, make sound repair-or-replace decisions, and finish quality repairs that hold up under daily use.
  • Coordinate vendors and parts so specialty work is scoped, scheduled, and verified without surprise cost or delay.
  • Document every job clearly so the next technician, supervisor, and resident know what was found, fixed, and still open.
  • Treat each visit as person-centered service: explain the work, protect belongings, and leave the home cleaner and safer than you found it.

You will work across supportive apartment communities, reporting to a maintenance or property leader and partnering with leasing, caregiving, and administrative staff. You will have a stocked shop, service vehicle or cart, standard hand and power tools, a work-order system, and an approved vendor and parts budget for repairs you cannot complete in-house. After-hours rotation is part of keeping homes safe.

Essential Qualifications
  • Proven ability to diagnose and repair plumbing, electrical, HVAC, appliances, doors, and flooring in occupied multifamily housing.
  • Working knowledge of life-safety systems, including smoke detectors, emergency lighting, and fire-door hardware.
  • Valid driver’s license and ability to lift, climb, and work safely in occupied homes and mechanical spaces.
  • Habit of finishing work to a standard that passes inspection and resident follow-up, with accurate work-order notes.
  • Calm, respectful communication with older adults, families, and coworkers, including when plans change.
  • EPA refrigerant certification or equivalent trade credentials preferred, not required if you can show equivalent hands-on results.
Role Selling Points
  • Mission work with a direct line from your repairs to someone’s comfort and independence.
  • A full continuum of senior living around you, so maintenance is part of care, not an afterthought.
  • Stable nonprofit employment with varied communities rather than a single building and a single routine.
  • Room to grow from skilled technician toward lead or multi-site responsibility as you prove results.
