Job summary

Megan Properties Management seeks a maintenance technician to manage day-to-day upkeep of properties in Orange Beach. You will diagnose repairs, prioritize health and safety, document work, and coordinate with the Property Manager to maintain assets.

Responsibilities include coordinating with contractors, inspecting interiors and exteriors, performing electrical/plumbing/HVAC tasks, preparing units for occupancy, and ensuring compliance with housing laws.

Qualifications

• General maintenance experience including appliance repair, light carpentry, plumbing/electrical knowledge, and drywall/painting.
• Ability to analyze and troubleshoot maintenance issues.
• Comprehensive knowledge of Fair Housing Laws.
• Physically able to perform maintenance duties.

• Diagnose and perform minor and routine maintenance/repair.
• Document work performed on the service request form.
• Identify issues and communicate findings with the Property Manager to enable proactive maintenance.
• Assist in keeping grounds neat and free of litter.
• Flex work schedule to accommodate after-hour and weekend emergencies.
• Perform site inspections and coordinate improvements and ongoing maintenance needs.
• Accompany Property Manager during interior unit inspections and check safety items.
• Order materials and coordinate within budget.
• Maintain shop appearance and monitor inventory.
• Assess vacant units and coordinate make-ready status with the Property Manager.
• Monitor contractors to ensure work is completed as directed.
• Inspect HVAC, windows, siding, roofs, lighting, water leaks, and breezeways.

Job description

Position Duties and Responsibilities

• Assure all service requests are completed in a timely manner while prioritizing health and safety request first.
• Diagnose and perform minor and routine maintenance/repair in a timely and professional manner.
• Accurately document work performed on the service request form.
• Identify potential issues and liabilities and communicate findings with the Property Manager to carry out a proactive maintenance approach, while keeping the site(s) in the best possible physical condition.
• Assist in keeping grounds neat and free of litter.
• Ability to flex work schedule to accommodate after hour and weekend emergencies in a timely manner.
• Perform regular site inspections of exterior and interior of property to ensure compliance with regulatory requirements and management standards. Assist Property Manager in identifying improvement projects and on-going maintenance needs.
• Accompany Property Manager during interior unit inspections to inspect interior for any maintenance issues, to replace HVAC filters, and to perform a check of all fire and safety items such as smoke detectors, fire extinguishers, firestops, and any additional furnished equipment.
• Order materials, supplies, parts, and equipment in coordination with the Property Manager, and while adhering to the site’s annual budget.
• Maintain shop appearance to standards to facilitate quick assessment of supply inventory.
• Assess vacant units and restore the unit to make ready condition. Coordinate status of vacant units with the Property Manager.
• Monitor independent contractors to ensure work is being completed as directed.
• Assess all physical aspects of the site on a routine basis to include, but not limited to, HVAC systems, windows, siding, roofs, exterior lighting, water leaks, and breezeways.

Additional Responsibilities

• Track and complete work orders on occupied and vacant apartments, and amenities.
• Perform timely repairs including electrical, plumbing, HVAC (if licensed), carpentry, sheet rocking, painting, lighting, etc.
• Preparing apartments for tour/new resident move ins by conducting lock changes, move-out inspections, trash out, punch out, scheduling vendors where necessary.
• Assist with property inspections such as semi-annual, fire safety, pest control, etc.

• Promote good public relations with residents, co-workes, company staff, and service providers through a great attitude and resident trust.

• Complete special projects as may be assigned.
• Must have reliable transportation.
• Must pass a background check.

Minimum Learned Skills and Abilities
