Job summary

Megan Properties Management seeks a diligent Maintenance Technician to perform routine maintenance and repairs across properties in Camden, AL. You will diagnose issues, document work orders, and coordinate with the Property Manager to maintain safe, well-kept residences.

The role requires hands-on skills in appliance repair, carpentry, plumbing, electrical work and preventative maintenance, with a strong emphasis on safety, regulatory compliance, and resident satisfaction.

Qualifications

• General maintenance experience including appliance repair and drywall/painting.
• Ability to analyze and troubleshoot maintenance issues.
• Comprehensive knowledge of Fair Housing Laws.
• Physically able to perform maintenance duties as required.

Responsibilities

• Complete service requests promptly with health and safety priorities first.
• Diagnose and perform minor and routine maintenance/repair.
• Document work performed on the service request form.
• Identify potential issues and communicate findings with the Property Manager for proactive maintenance.
• Keep grounds neat and free of litter.
• Occasionally work after hours and weekend emergencies as needed.
• Conduct regular site inspections for regulatory compliance and maintenance needs.
• Accompany Property Manager during interior unit inspections for issues, filters, and safety checks.
• Order materials and supplies in coordination with the Property Manager within the annual budget.
• Maintain shop and supply inventory visibility.
• Assess vacant units and prepare them for rent by coordinating with the Property Manager.
• Monitor independent contractors to ensure work is completed as directed.
• Inspect physical aspects: HVAC, windows, siding, roofs, lighting, leaks.

Job description

Position Duties and Responsibilities:

• Assure all service requests are completed in a timely manner while prioritizing health and safety request first.
• Diagnose and perform minor and routine maintenance/repair in a timely and professional manner.
• Accurately document work performed on the service request form.
• Identify potential issues and liabilities and communicate findings with the Property Manager to carry out a proactive maintenance approach, while keeping the site(s) in the best possible physical condition.
• Assist in keeping grounds neat and free of litter.
• Ability to flex work schedule to accommodate after hour and weekend emergencies in a timely manner.
• Perform regular site inspections of exterior and interior of property to ensure compliance with regulatory requirements and management standards. Assist Property Manager in identifying improvement projects and on-going maintenance needs.
• Accompany Property Manager during interior unit inspections to inspect interior for any maintenance issues, to replace HVAC filters, and to perform a check of all fire and safety items such as smoke detectors, fire extinguishers, firestops, and any additional furnished equipment.
• Order materials, supplies, parts, and equipment in coordination with the Property Manager, and while adhering to the site’s annual budget.
• Maintain shop appearance to standards to facilitate quick assessment of supply inventory.
• Assess vacant units and restore the unit to make ready condition. Coordinate status of vacant units with the Property Manager.
• Monitor independent contractors to ensure work is being completed as directed.
• Assess all physical aspects of the site on a routine basis to include, but not limited to, HVAC systems, windows, siding, roofs, exterior lighting, water leaks, and breezeways.

Additional Responsibilities:

• Track and complete work orders on occupied and vacant apartments, and amenities.
• Perform timely repairs including electrical, plumbing, HVAC (if licensed), carpentry, sheet rocking, painting, lighting, etc.
• Preparing apartments for tour/new resident move ins by conducting lock changes, move-out inspections, trash out, punch out, scheduling vendors where necessary.
• Assist with property inspections such as semi-annual, fire safety, pest control, etc.

Essential Functions:

• Communicates well with the Property Manager to carry out the objectives of efficient property operation.
• Promote good public relations with residents, co-workes, company staff, and service providers through a great attitude and resident trust.
• Contributes to a culture whereby Department is delivering the highest level of service to internal/external customers while adhering to Megan Properties Management Values.
• Complete special projects as may be assigned.
• Must have reliable transportation.
• Must pass a background check.

Minimum Learned Skills and Abilities:

• General maintenance experience to include, but not limited to, knowledge of appliance repair, light carpentry, plumbing/electrical knowledge, and drywall/painting.
• Ability to analyze and troubleshoot maintenance issues and repairs.
• Comprehensive knowledge of Fair Housing Laws.
