Job description

HIRING - APARTMENT MAINTENANCE TECHNICIAN to join our team in Omaha! This hands-on job involves make-readies, work-orders, groundskeeping, and shared on-call duties.

Must have a valid driver’s license and the ability to pass a background check and drug screen.

We're looking for a handy hero who can handle everything from AC issues and leaky pipes to flickering lights. If you love fixing things, maintaining spaces, and being the go-to person for community upkeep, this role is for you!

SCHEDULE: M-F 8-5 PM. On-call 1 week every 5th week (at 1 property only).

PAY: $23-25/hour (full-time). BONUSES POTENTIAL: $750 quarterly bonuses based on site performance, $100 weekly on-call bonus, and additional incentives. Total potential in bonuses exceeds $3,000 annually.

Responsibilities:

• Complete work orders promptly based on priority
• Prepare units between tenants (make-ready)
• Paint and stain interior and exterior surfaces
• Implement and adapt preventative maintenance programs
• Perform exterior structural maintenance
• Manage 24/7 emergency cell coverage
• Snow removal and pool maintenance as applicable
• Work across Pacific Winds and West Haven communities
• Housing inspection experience is a plus, not required

Desired Experience:

• 2+ years in maintenance or similar roles
• 6+ months in apartment maintenance
• Drywall, painting, carpentry skills
• Basic plumbing, copper piping preferred
• Electrical knowledge: outlets, switches, fixtures
• Appliance repair/diagnosis skills
• HVAC or boiler experience preferred
• Water heater knowledge (electric and gas)
• Excellent customer service skills
• Basic safety training or willingness to undergo training within 30 days
