Job summary

Winterwood, Inc. is hiring an Apartment Maintenance Technician in Lexington, KY. The role handles day-to-day maintenance and the physical appearance of the property, with a Monday-Friday 8:30 AM-5:00 PM schedule and a starting wage of $23.00 per hour plus a $500 sign-on bonus.

Qualifications

• Previous maintenance experience required; apartment or property maintenance preferred.
• General maintenance knowledge in carpentry, drywall, painting, plumbing, electrical, and basic HVAC.
• Basic computer skills required.
• Valid driver's license and reliable transportation.
• Ability to lift up to 50 pounds and climb ladders.
• Willingness to pass pre-employment drug screening and background check.
• Respond to after-hours maintenance emergencies as needed.

Responsibilities

• Complete maintenance work orders promptly and efficiently.
• Prepare vacant apartments for new residents, including repairs and make-ready work.
• Perform general repairs involving plumbing, electrical, carpentry, drywall, painting, and building systems.
• Inspect and maintain assigned buildings and property systems.
• Complete preventive maintenance, including furnace filter replacements and unit inspections.
• Assist with coordinating outside contractors and vendors.
• Maintain inventory of maintenance supplies.
• Inspect property grounds and identify needed repairs.
• Provide emergency maintenance services as required.
• Complete daily property upkeep, including trash pickup.
• Document inspections and maintenance activities.
• Notify the Property Manager of unusual conditions or damages.
• Assist with special projects and other maintenance duties as assigned.

What We're Looking For
