Job summary

Winterwood, Inc. is hiring a part-time Apartment Maintenance Technician in Bloomington, IN. The role focuses on day-to-day maintenance and the property's appearance for a new development entering Lease-Up.

Wage is $23.00 per hour with a $250 sign-on bonus; schedule is Mon, Wed, Fri 8:00 AM–2:30 PM. Includes 401(k), PTO, holidays, and growth opportunities.

Qualifications

• Previous maintenance experience required; apartment/property maintenance experience preferred.
• Knowledge of general maintenance including carpentry, drywall, painting, plumbing, electrical and basic HVAC.
• Basic computer skills and a valid driver’s license are required.

Responsibilities

• Complete maintenance work orders promptly and efficiently.
• Prepare vacant apartments for new residents, including repairs, painting, cleaning and make-ready work.
• Perform general repairs in plumbing, electrical, carpentry, drywall, painting and building systems.
• Inspect and maintain assigned buildings and property systems.
• Complete preventative maintenance such as furnace filter changes and unit inspections.
• Coordinate with outside contractors and vendors as needed.
• Maintain inventory of maintenance supplies and inspect property grounds.

Apartment Maintenance Technician | $23.00/hr. | $250 Sign-On Bonus

Bloomington, IN | Part-time (20 Hours/Week)

Winterwood, Inc. is hiring for the role of part-time Apartment Maintenance Technician. The Apartment Maintenance Technician is responsible for day-to-day maintenance operations and physical appearance of the property.

Special Note

This position is for a brand-new property currently under construction that will soon enter the Lease-Up phase. A concrete start date is to be determined based on the construction schedule.

What We're Looking For

• Previous maintenance experience required; apartment/property maintenance experience preferred
• Working knowledge of general maintenance, including carpentry, drywall, painting, plumbing, electrical, and basic HVAC systems
• Basic computer skills
• Valid driver's license and reliable transportation
• Ability to lift up to 50 pounds and climb ladders
• Ability to respond to after-hours maintenance emergencies as needed
• Willingness to complete a pre-employment drug screening and criminal background check

What You'll Do

• Complete maintenance work orders promptly and efficiently
• Prepare vacant apartments for new residents, including repairs, painting, cleaning, and other make-ready work
• Perform general repairs involving plumbing, electrical, carpentry, drywall, painting, and building systems
• Inspect and maintain assigned buildings and property systems
• Complete preventative maintenance, including furnace filter replacements and unit inspections
• Assist with coordinating outside contractors and vendors
• Maintain appropriate inventory of maintenance supplies
• Inspect property grounds and identify needed repairs
• Provide emergency maintenance services as required
• Complete daily property upkeep, including trash pickup
• Document inspections and maintenance activities
• Notify the Property Manager of unusual conditions, damages, or other concerns
• Assist with special projects and other maintenance duties as assigned
