Responsibilities

The Apartment Maintenance Technician collaborates with Community Managers to oversee daily maintenance operations, ensure property upkeep, compliance with standards, and safety. Key duties include:

• Providing excellent service and resolving issues promptly.
• Managing daily repair assignments to meet customer satisfaction and response time goals.
• Performing repairs in electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance.
• Carpentry tasks such as wallboard repair, countertop/cabinet replacement, and door/lock repairs.
• Carrying out preventative maintenance based on CVG checklists.
• Maintaining electronic work orders in Yardi, ensuring timely completion.
• Inspecting grounds and common areas daily for safety and cleanliness, addressing issues proactively.
• Assisting with emergencies like weather events, fires, and floods.
• Communicating maintenance issues to the Community Manager.
• Promoting safety and risk management compliance.
• Monitoring emergency response times and participating in on-call rotations.
• Upholding high standards of cleanliness and curb appeal, interacting professionally with residents.
• Conducting move-in and move-out inspections, ensuring timely unit turnovers.

Qualifications

• High school diploma or GED required.
• At least 2 years of experience in property management or related fields, including 1 year in a supervisory role.
• Strong maintenance and carpentry skills.
• Knowledge of building codes and pool logs.
• Experience with Yardi platform.
• HVAC and Pool Service certifications are a plus.
• Excellent customer service and interpersonal skills.
• Proficiency in English reading/writing and documentation.
• Professional appearance and valid driver’s license with a clean record.
• Ability to work flexible hours, including weekends and evenings if on-call.
• Understanding of Fair Housing laws.
