Responsibilities
The Apartment Maintenance Technician collaborates with Community Managers to oversee daily maintenance operations, ensure property upkeep, compliance with standards, and safety. Key duties include:
- Providing excellent service and resolving issues promptly.
- Managing daily repair assignments to meet customer satisfaction and response time goals.
- Performing repairs in electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance.
- Carpentry tasks such as wallboard repair, countertop/cabinet replacement, and door/lock repairs.
- Carrying out preventative maintenance based on CVG checklists.
- Maintaining electronic work orders in Yardi, ensuring timely completion.
- Inspecting grounds and common areas daily for safety and cleanliness, addressing issues proactively.
- Assisting with emergencies like weather events, fires, and floods.
- Communicating maintenance issues to the Community Manager.
- Promoting safety and risk management compliance.
- Monitoring emergency response times and participating in on-call rotations.
- Upholding high standards of cleanliness and curb appeal, interacting professionally with residents.
- Conducting move-in and move-out inspections, ensuring timely unit turnovers.
Qualifications
- High school diploma or GED required.
- At least 2 years of experience in property management or related fields, including 1 year in a supervisory role.
- Strong maintenance and carpentry skills.
- Knowledge of building codes and pool logs.
- Experience with Yardi platform.
- HVAC and Pool Service certifications are a plus.
- Excellent customer service and interpersonal skills.
- Proficiency in English reading/writing and documentation.
- Professional appearance and valid driver’s license with a clean record.
- Ability to work flexible hours, including weekends and evenings if on-call.
- Understanding of Fair Housing laws.
