Job summary

Richman Property Services, Inc. is seeking an Apartment Maintenance Technician for Savannah Springs in Jacksonville, FL. This full-time role runs Monday–Friday 8:00am–5:00pm with paid lunch, and weekend rotation shifts.

You will perform daily repairs, prepare units for occupancy, manage service requests, and ensure safety compliance. The ideal candidate has 2+ years of maintenance experience, a valid EPA license (I/II or Universal preferred), and a valid driver's license.

Qualifications

• EPA Section 608 Type I and II or Universal Technician license is strongly preferred.
• Valid Driver's License required.
• Proficient in English for communication and record-keeping purposes.
• Minimum of two (2) years of maintenance and general repair experience or Groundskeeper.
• Proficiency in carpentry, electrical, plumbing, painting, etc.

Responsibilities

• Perform daily repair and upkeep of the property.
• Prepare vacant units for occupancy within established deadlines.
• Manage service requests and ensure timely completion.
• Maintain compliance with OSHA standards and The Clean Air Act.
• Oversee inventory and care of tools and equipment.
• Complete required tasks such as training, logs, and reports in a timely manner.
• Uphold company policies and provide exceptional customer service.
• Seek educational opportunities for personal growth and development.
• Assist in property preventative maintenance plan.
• Collaborate on maintaining curb appeal and cleanliness of buildings and grounds.
• Perform on-call duties and occasional overtime.

Salary Range: $22.00 To $23.00 Hourly

Position: Maintenance Technician 1

Location: Savannah Springs. our 234-unit multi-family affordable residential community located in Jacksonville, FL 32244.

Work Schedule: Monday through Friday from 8:00am-5:00pm, 30-minute or 1 hour unpaid lunch break daily, weekend rotation shifts required.

What we Offer:

• Competitive hourly base pay, 40 hours per week, full time
• Automatic quarterly pay increases for all Maintenance Tech's following completion of first 90-days, $40.00 per month personal cell phone allowance
• Eligible for annual discretionary bonus at year-end

Requirements:

• Education:
  • High school diploma or GED; industry-related courses preferred
• Experience:
  • Minimum of two (2) years of maintenance and general repair experience or Groundskeeper
  • Proficiency in maintenance tasks, including carpentry, electrical, plumbing, painting, etc.
  • Must own basic tools as allowed by state laws
  • Knowledge of local, state, and federal laws, including Fair Housing Laws
  • Strong organizational skills and ability to work independently
• Skills & Certifications:
  • EPA Section 608 Type I and II or Universal Technician license, strongly preferred
  • Valid Driver's License required
  • Proficient in English for communication and record-keeping purposes
