Job summary

Megan Properties Management is seeking a maintenance professional to ensure timely service requests and proactive site upkeep across properties. The role emphasizes health and safety, thorough documentation, and coordination with the Property Manager.

Responsibilities include routine repairs, inspections, and preparing units for move-ins, with schedule flexibility for emergencies. The ideal candidate can handle electrical, plumbing, HVAC tasks and uphold Fair Housing compliance.

Qualifications

  • General maintenance experience including appliance repair, light carpentry, plumbing/electrical knowledge, and drywall/painting.
  • Ability to analyze and troubleshoot maintenance issues and repairs.
  • Comprehensive knowledge of Fair Housing Laws.
  • Physically able to perform maintenance duties as required.

Responsibilities

  • Assure all service requests are completed promptly with health and safety prioritized.
  • Diagnose and perform minor/routine maintenance and repairs.
  • Document work performed on service request forms.
  • Identify issues and communicate with Property Manager for proactive maintenance.
  • Assist in keeping grounds neat and managing site appearance.
  • Flex schedule for after-hours and weekend emergencies.
  • Inspect properties to ensure regulatory compliance and maintenance standards.
  • Assist with interior unit inspections, HVAC filters, and safety checks.
  • Order materials in coordination with Property Manager within budget.
  • Maintain shop to organize supply inventory.
  • Assess vacant units and coordinate make-ready status.
  • Monitor contractors ensuring work is done as directed.
  • Inspect physical site aspects (HVAC, windows, roofs, leaks, lighting).
  • Track work orders for occupied and vacant units and amenities.
  • Perform timely repairs (electrical, plumbing, HVAC, carpentry, painting).
  • Prepare units for tours/move-ins (lock changes, inspections, vendors).
  • Assist with property inspections (semi-annual, fire safety, pest control).

Job description

Now offering a $300 sign-on bonus paid out in (30 days, 60 days & 180 days) increments after hire date.

Position Duties and Responsibilities
  • Assure all service requests are completed in a timely manner while prioritizing health and safety request first.
  • Diagnose and perform minor and routine maintenance/repair in a timely and professional manner.
  • Accurately document work performed on the service request form.
  • Identify potential issues and liabilities and communicate findings with the Property Manager to carry out a proactive maintenance approach, while keeping the site(s) in the best possible physical condition.
  • Assist in keeping grounds neat and free of litter.
  • Ability to flex work schedule to accommodate after hour and weekend emergencies in a timely manner.
  • Perform regular site inspections of exterior and interior of property to ensure compliance with regulatory requirements and management standards. Assist Property Manager in identifying improvement projects and on-going maintenance needs.
  • Accompany Property Manager during interior unit inspections to inspect interior for any maintenance issues, to replace HVAC filters, and to perform a check of all fire and safety items such as smoke detectors, fire extinguishers, firestops, and any additional furnished equipment.
  • Order materials, supplies, parts, and equipment in coordination with the Property Manager, and while adhering to the site’s annual budget.
  • Maintain shop appearance to standards to facilitate quick assessment of supply inventory.
  • Assess vacant units and restore the unit to make ready condition. Coordinate status of vacant units with the Property Manager.
  • Monitor independent contractors to ensure work is being completed as directed.
  • Assess all physical aspects of the site on a routine basis to include, but not limited to, HVAC systems, windows, siding, roofs, exterior lighting, water leaks, and breezeways.
Additional Responsibilities
  • Track and complete work orders on occupied and vacant apartments, and amenities.
  • Perform timely repairs including electrical, plumbing, HVAC (if licensed), carpentry, sheet rocking, painting, lighting, etc.
  • Preparing apartments for tour/new resident move ins by conducting lock changes, move-out inspections, trash out, punch out, scheduling vendors where necessary.
  • Assist with property inspections such as semi-annual, fire safety, pest control, etc.
A. Essential Functions
  • Must be able to perform day-to-day activities.
  • Communicates well with the Property Manager to carry out the objectives of efficient property operation.
  • Promote good public relations with residents, co-workes, company staff, and service providers through a great attitude and resident trust.
  • Contributes to a culture whereby Department is delivering the highest level of service to internal/external customers while adhering to Megan Properties Management Values.
  • Complete special projects as may be assigned.
  • Must have reliable transportation.
  • Must pass a background check.
Minimum Learned Skills and Abilities
