Job summary

Winterwood, Inc. is seeking an Apartment Maintenance Technician in the Lexington/Paris, KY area. The role supports day-to-day maintenance and upkeep of the property, including preparing units for new residents and performing routine repairs.

We offer a $23.50 hourly wage, a $500 sign-on bonus, plus benefits such as cell phone reimbursement, 401(k) matching, and comprehensive insurance. Schedule is Monday–Friday, 8:00 AM–4:30 PM in a full-time capacity.

Qualifications

• Previous maintenance experience required; apartment/property maintenance experience preferred.
• General maintenance skills across carpentry, drywall, painting, plumbing, electrical, and basic HVAC.
• Basic computer skills are expected.
• Valid driver's license and reliable transportation required.

Responsibilities

• Complete maintenance work orders promptly and efficiently.
• Prepare vacant apartments for new residents, including repairs, painting and make-ready tasks.
• Perform general repairs involving plumbing, electrical, carpentry, drywall, painting and building systems.
• Inspect and maintain assigned buildings and property systems.
• Complete preventative maintenance, including furnace filter replacements and unit inspections.
• Assist with coordinating outside contractors and vendors.
• Maintain inventory of maintenance supplies.
• Inspect property grounds and identify repairs.
• Provide emergency maintenance services as required.
• Daily property upkeep and trash removal, and document inspections and maintenance activities.
• Notify the Property Manager of unusual conditions or damages.
