Apartment Maintenance Supervisor - North Austin

A Day in the Life of a Maintenance Supervisor at TI Communities

When the sun rises, you’re already thinking three steps ahead. Before most residents start their day, you’ve walked the property, greeted your team, and mapped out a plan to make sure everything runs smoothly—from HVAC systems to hallway lights, to the feel of the community itself.

You start your morning in the shop, leading a quick team huddle. You review open work orders, delegate make-ready assignments, and check in on yesterday’s repairs. A resident submitted an emergency request overnight? You’re already on it! And your calm, get-it-done leadership sets the tone.

Next, it’s time to inspect a unit. A new resident is moving in tomorrow, and you don’t settle for “good enough.” You check the appliances, run the water, test the locks, and double-check that everything looks as welcoming as it should. You believe in pride of workmanship because how something works and how it feels matter.

By mid-morning, you’re troubleshooting an HVAC issue with your tech. You roll up your sleeves—not because you have to, but because you lead by example. You explain the diagnostic steps, walk them through the repair, and make sure they learn something along the way. Your team respects you because you teach, not just tell.

Throughout the day, you’re the go-to for vendor coordination, supply inventory, and preventative maintenance. You stay ahead of the curve - replacing what’s aging before it fails, catching the small issues before they become big ones.

In the afternoon, you tour the property with the Property Manager. You point out a gutter repair, share an update on unit renovations, and make a plan for improving curb appeal before the weekend. You both know that excellence is built on partnership.

You finish your day closing out tickets, ordering parts, and checking in with your tech who’s still learning boilers. You let them know they did a great job on the garbage disposal repair earlier - it’s the little encouragements that build great teams.

What You’ll Be Responsible For

  • Leading, training, and motivating your maintenance team with clarity and consistency
  • Managing and prioritizing service requests, make-readies, and preventative maintenance
  • Overseeing HVAC, plumbing, electrical, appliance, and structural repairs
  • Ensuring grounds and common areas meet TI Communities’ high standards for cleanliness and safety
  • Coordinating with vendors and contractors for specialized work
  • Responding promptly to after-hours emergencies (on-call rotation required)
  • Performing regular inspections of buildings, amenities, and systems
  • Partnering with the Property Manager to align operations and team goals
  • Ensuring compliance with OSHA safety standards, Fair Housing, and company policies

What You Bring to the Team

  • 6+ years of hands-on apartment maintenance experience
  • 2+ years of team leadership or supervisory experience preferred
  • EPA and CPO certifications
  • Proficiency in HVAC, plumbing, electrical, carpentry, and appliance repair
  • Strong troubleshooting and time-management skills
  • Ability to lead with respect, clarity, and accountability
  • A commitment to building both property value and resident trust
