Qualifications

• General knowledge of apartment maintenance required.
• Oversee upkeep including make-ready, work orders, and on-call emergencies.
• Lead and delegate to maintenance team to complete projects.
• Schedule and perform preventative maintenance.
• Complete safety inspections weekly and monthly.
• Perform turnover work in vacant units (paint, cleaning, repairs).
• Handle service requests (plumbing, HVAC, electrical, carpentry, painting, landscaping, etc.) within 24 hours.
• Maintain curb appeal and coordinate with landscape crew.
• Respond to emergencies after hours and on weekends/holidays.

• Direct maintenance staff and assign tasks.
• Inspect units and common areas for upkeep and safety.
• Coordinate responses to maintenance emergencies as needed.
• Track work orders and ensure timely completion.
