Job Description
Overview:
The Maintenance Supervisor manages, directs, supervises, and performs maintenance services for the community and supervises the Maintenance staff. This position is responsible for interior and exterior maintenance, repairs, and groundskeeping to ensure the aesthetics, safety, security, and well-being of the community.
Duties and Responsibilities:
- Recruit, hire, train, and supervise all maintenance associates and conduct regular performance appraisals. Provide feedback to associates as needed to improve job performance.
- Ensure that each community and grounds are in good repair and provide a safe and attractive environment.
- Inspect each community and grounds regularly, identify, and address any areas in need of repair.
- Maintain grounds, coordinate lawn service, and other outdoor grounds services from approved vendors as needed.
- Ensure that all maintenance shops remain stocked, clean, and organized. All maintenance items should be kept in a safe area to prevent injuries to staff and visitors.
- Respond to all repair requests and maintenance concerns from staff daily by delegating and scheduling maintenance associates to complete requests.
- Train all maintenance associates on the importance of customer service and relations.
- Schedule vendors and assign maintenance teams to prepare apartments for new residents in a timely manner, meeting company standards.
- Verify that all maintenance logs are maintained daily by maintenance associates (e.g., Pool Chemical Logs, HVAC/ Freon Logs, Preventative Maintenance Log, Key Log).
- Maintain professional relationships with associates and vendors. Collaborate with vendors to ensure the lowest pricing.
- Maintain availability to management and staff on a regular basis.
- Collaborate with the Regional Manager to develop and maintain an annual maintenance budget. Train staff to work within budgeted expenses to increase NOI.
- Assist with capital improvements by providing suggestions, seeking qualified vendors, requesting bids, and supervising vendors on Bolt Properties.
- Follow all safety/OSHA requirements.
Knowledge, Skills, and Abilities:
- Understanding and ability to repair HVAC, plumbing, electrical, basic carpentry, and mechanical systems.
- Proficiency in computer skills.
- Availability to work days, evenings, weekdays, and weekends.
- Ability to provide exceptional customer service.
- Ability to work successfully on a team.
- Excellent oral and written communication skills.
- Ability to perform physical functions such as walking the property, climbing stairs, conducting inspections, and driving a vehicle.
- Ability to draw on team members' strengths and talents to achieve company priorities.
Qualifications:
- Minimum of 2 years experience in Apartment Maintenance/Supervisor role.
- HVAC/EPA Universal Certification.
- CPO Certification.
