Job summary

Location is Memphis, TN, with Frayser & Whitehaven sites. The role requires hands-on trade experience and your own tools plus transportation between properties. Communication and logging work via a mobile app are expected.

Qualifications

• Hands-on trade experience in residential maintenance or remodel repairs.
• Ability to bring own hand/power tools and reliable transportation between properties.
• Comfort using a smartphone to receive assignments and log work via an app.
• Strong communication and attention to detail are essential.

Responsibilities

• Perform plumbing repairs and installs for faucets, toilets, shutoff valves, disposals, and residential water heaters.
• Handle electrical tasks: replace outlets, switches, breakers, and lighting fixtures.
• Carry out carpentry and minor drywall/trim repairs; hardware adjustments and lock replacements.
• Troubleshoot basic HVAC systems and diagnostics.
• Execute make-ready turns to bring vacant 2-bedroom units to move-in standard.

This is flexible independent contract work billed per job or per unit turn, with scope and pricing agreed upon prior to project kickoff.

Scope of Work

• Plumbing: Repair and install faucets, toilets, shutoff valves, disposals, and residential water heaters.
• Electrical: Replace outlets, switches, breakers, and indoor/outdoor lighting fixtures.
• Carpentry & Repairs: Door/window hardware adjustments, lock replacements, and minor drywall/trim repairs.
• Basic HVAC: Initial troubleshooting and system diagnostics.
• Make-Ready Turns: Execute punch-list repairs to bring vacant 2-bedroom units to 100% move-in standard.
