Job summary

Property Details: Park La Brea has 4,249 units and is located in Los Angeles, CA.

Schedule: Monday through Friday 9:00 am to 6:00 pm

Target Pay: $33.04 per hour

Role Overview: The Apartment Inspector III is an experienced individual contributor responsible for completing accurate, timely apartment inspections and translating findings into clear, actionable documentation. The role applies advanced inspection judgement, supports consistent quality standards, and reports directly to the Manager, Facilities. At Park La Brea (PLB), the Apartment Inspector III inspects apartment homes throughout the resident lifecycle, documents condition and damage, identifies required corrective work, and supports safe, serviceable, move-in-ready homes. The role partners with Facilities, Leasing, Experience, and Outside Contractors to ensure inspection information is complete and usable.

This role is based on-site at Park La Brea in Los Angeles, California, on a full-time schedule and requires frequent mobility across community grounds, buildings, and apartment homes.

  • Comfortable using mobile inspection tools, photo documentation, Microsoft Office, and property-management software.

Key Responsibilities

Apartment Inspections & Documentation

  • Complete assigned apartment inspections at required points in the resident lifecycle, including pre-move-in, move-out, safety, projects and off-cycle inspections as directed.
  • Perform inspections against the approved inspection checklist and applicable quality standards.
  • Document conditions, workmanship, deficiencies, alterations, and safety concerns with complete notes and supporting photographs.
  • Distinguish normal wear from potential resident-caused damage and prepare objective documentation for management review and chargeback determination.
  • Confirm that completed corrective work meets the applicable quality standard and clearly document rework needs before release.
  • Maintain accurate inspection records in designated systems and follow document-retention requirements.

Scope Identification & Operational Handoffs

  • Convert inspection findings into clear scope information that identifies the location, condition, required correction, priority, and supporting evidence.
  • Provide completed findings to the Manager, Facilities and the appropriate stakeholder and partner through the established workflow.
  • Participate in property assessments directed by the Manager, Facilities by documenting observed conditions and recommended corrective work.
  • Escalate incomplete work, recurring quality concerns, material needs, access barriers, and schedule risks to the Manager, Facilities.
  • Provide factual technical input when requested while leaving work assignment, scheduling decisions, vendor direction, and team accountability with the responsible manager.

Quality Control & Minor Corrections

  • Apply approved inspection criteria consistently across assigned apartments and avoid undocumented or informal standards.
  • Perform minor maintenance corrections when trained, authorized, safe, and practical, documenting the completed work.
  • Identify repeat deficiencies or process gaps and submit observations and improvement recommendations to the Manager, Facilities.
  • Use current approved references when documenting potential restoration work or resident-charge information; do not independently authorize charges.

Resident & Cross-Functional Service

  • Communicate respectfully and factually with residents regarding inspection access, observed conditions, documentation, and next steps within the role's authority.
  • Refer disputes, exceptions, policy interpretations, commitments, and final charge decisions to the appropriate manager.
  • Coordinate inspection access and information handoffs with partner teams so findings support safe homes, clear work scope, and timely readiness.
  • Maintain professionalism and protect confidential resident and company information.

Safety, Compliance & Training

  • Identify and promptly elevate safety hazards, habitability concerns, suspected environmental conditions, and urgent building issues to the Manager, Facilities.
  • Follow approved practices for apartment entry, tools, equipment, chemicals, PPE, and incident reporting.
  • Follow applicable Fair Housing, landlord-tenant, company-policy, and documentation requirements associated with inspections and move-out conditions.
  • Complete all required and recommended training within the learning management system and maintain required certifications.

Requirements

  • 3+ years of apartment inspection, unit-turn, or multifamily maintenance experience with demonstrated growth in technical scope or responsibility;Experience at a large multifamily community or across a multi-building property a plus.
  • Working knowledge of Fair Housing and landlord-tenant requirements as they apply to apartment entry, inspection documentation, move-out condition, and resident charges.
  • Experience using RealPage or a comparable property-management and inspection platform.
  • Demonstrated ability to assess apartment condition, identify deficiencies, distinguish normal wear from potential damage, and create complete supporting documentation.
  • Working knowledge of minor apartment maintenance repairs, workmanship standards, and common restoration activities.
  • Strong organization and time-management skills, including the ability to complete assigned work across a large, multi-building community.
  • Effective oral, listening, and written communication skills, including professional resident interaction.
  • Proficiency with mobile inspection and photo-documentation tools, Microsoft Word, Excel, Outlook, Teams, and property-management software.
  • Valid driver's license for the purpose of operating a community or company vehicle.
