Job Overview: As an Apartment Community Manager, you will lead the daily operations of a residential apartment community while representing DSI Real Estate Group. This role is responsible for resident relations, staff supervision, property operations, regulatory compliance, and delivering exceptional customer service to support a well-maintained and thriving community.
The Apartment Community Manager will work closely with ownership and the DSI leadership team to develop and implement leasing and revenue strategies, including setting rental rates, evaluating market conditions, determining promotional offerings and concessions, and maximizing occupancy and financial performance. This position also plays a key role in budgeting, expense control, asset preservation, and achieving the overall operational and financial goals of the community.
Responsibilities:
- Oversee the day-to-day operations and administrative management of the assigned apartment community.
- Conduct daily inspections of vacant units to ensure they are show-ready and in excellent condition. Identify and coordinate any necessary maintenance, cleaning, or repair work.
- Regularly inspect buildings, common areas, amenities, landscaping, and building systems to ensure the community is well-maintained and repairs are completed promptly.
- Respond promptly to prospective resident inquiries, schedule and conduct property tours, maintain lead and traffic reports, and execute consistent follow-up through phone, email, and text communication.
- Possess exceptional interpersonal skills with the ability to work effectively with diverse personalities while demonstrating professionalism, tact, flexibility, and sound judgment.
- Manage and update online property listings and marketing campaigns. Ensure all property information, pricing, photos, and promotional offerings are accurate and compelling.
- Guide prospective residents through the leasing process, including application review, document collection, screening requirements, and lease execution.
- Monitor market conditions, competitor properties, rental trends, and occupancy levels to make recommendations regarding pricing, concessions, and leasing strategies.
- Collaborate with ownership and DSI leadership to establish rental rates, develop promotional programs, implement revenue management strategies, and maximize occupancy and property performance.
- Monitor lease expirations, manage unit availability, and support renewal and retention initiatives.
- Ensure rents, security deposits, utility charges, late fees, NSF fees, and other charges are accurately assessed and collected in a timely manner.
- Maintain organized and accurate resident, financial, and operational records.
- Update and maintain property management software to reflect current resident, leasing, and inventory information.
- Deliver legal notices and ensure compliance with all applicable landlord-tenant laws and regulatory requirements.
- Process accounts payable invoices accurately and timely, at a minimum of twice per week.
- Develop community goals, action plans, and operational strategies to enhance resident satisfaction, occupancy, and financial performance.
- Foster a positive community environment by proactively addressing resident needs, concerns, and expectations.
- Manage oversight of all necessary maintenance for assigned community.
- Develop and maintain positive relationships and ongoing communications with vendors and contractors.
- Obtain competitive bids, prepare bid comparison analyses, oversee contract compliance, and ensure appropriate insurance requirements are maintained for vendors and contractors.
- Partner with your supervisor to prepare and manage annual operating budgets.
- Monitor monthly financial performance, analyze variances, and provide recommendations to improve results.
- Safeguard client assets, funds, and property interests through sound operational and financial practices.
- Maintain exceptional service standards in all interactions with residents, vendors, clients, and team members.
- Develop and implement resident retention initiatives, including community events, newsletters, and promotional programs.
- Ensure compliance with all federal, state, and local laws, Fair Housing regulations, and company policies.
- Assess community needs and identify opportunities to improve operations, resident services, and overall property performance.
- Coordinate with vendors and contractors, secure competitive bids, present comparative bid reviews, negotiate service agreements, and oversee contract compliance.
- Maintain emergency preparedness plans and coordinate with local emergency agencies as appropriate.
- Maintain a visible and active presence throughout the community to ensure operational excellence and resident satisfaction.
Qualifications:
- 3-5 years apartment community/leasing experience required
- Proficiency in Microsoft Outlook, Word and Excel
- Basic proficiency in Microsoft PowerPoint
- Excellent verbal and written communication skills.
- Strong interpersonal skills with the ability to build positive relationships with residents, coworkers, vendors, and clients.
- Professional demeanor with strong customer service and conflict-resolution abilities.
- Highly organized with exceptional attention to detail and the ability to effectively manage multiple priorities.
- Knowledge of apartment operations, property management principles, building maintenance, landlord-tenant law, Fair Housing regulations, and other laws affecting property management.
- Understanding of budgeting, financial reporting, expense control, and revenue management principles.
- Ability to analyze market conditions and make recommendations regarding rental rates, leasing incentives, and occupancy strategies.
- Proficiency with property management software.
- Ability to work independently, exercise sound judgment, and make decisions in a fast-paced environment.
- Ability to communicate ideas constructively and resolve issues professionally while balancing resident, ownership, and company interests.
- Respond to communications from tenant within 48 hours.
