Job summary

Endeavour Inc. is seeking an Analyst, Project Development to join the Land Development Team. You will support site selection, perform GIS analysis, and help build simple financial models for data center development.

The role requires strong research, data interpretation, and collaboration with engineering, finance, design, and legal teams to advance pipeline and strategy.

Qualifications

  • 0–2 years of relevant experience including internships or co-ops.

Responsibilities

  • Provide support in site selection tasks, scheduling, and tracking progress.
  • Identify potential land parcels for acquisition aligned with strategy.
  • Research sites considering geographical, environmental, and logistical factors.
  • Analyze data to assess location suitability for data center development.
  • Perform GIS analyses to evaluate parcels, zoning, and infrastructure proximity.
  • Build basic financial models (cost per MW, IRR) to support recommendations.
  • Support underwriting for sites with cost estimates and incentives.
  • Track budgets and flag variances for leadership review.
  • Prepare reports on site evaluations, including score cards.
  • Conduct market analysis of real estate trends and economics.
  • Collaborate with engineering, development, finance, design, and legal teams.
  • Maintain records of land acquisitions, contracts, and milestones.
  • Provide regular updates on pipeline progress and strategic outlook.

Job description

We are seeking an Analyst, Project Development to join t o join the Land Development Team working directly with the Director of Development. This role is part of the support team that services the entire Endeavour ecosystem and contributes to the overall health and success of the organization.

The Analyst, Project Development needs to be agile, professional, and comfortable in a rapidly changing environment. The right person is trustworthy with confidential information, highly organized, self-motivated, has excellent communication skills, can think strategically, and works equally as well independently as with a team.

This role is part of the support team that services the entire our Endeavour ecosystem and contributes to the overall health and success of the organization.

Key Responsibilities

Include but are not limited to:

  • Providing support in project management tasks related to site selection, including scheduling, tracking progress, and ensuring deadlines are met.
  • Identify, and assess potential land parcels for acquisition aligned with company strategy.
  • Conducting research on potential sites, including geographical, environmental, and logistical factors.
  • Analyzing data to assess the suitability of locations for data center development.
  • Performing geospatial analysis using GIS platforms, including open-source tools (e.g., QGIS), to evaluate parcel boundaries, zoning, environmental overlays, and proximity to transmission lines, substations, and fiber infrastructure.
  • Building and maintaining basic financial models (e.g., cost per MW, land basis, comparative IRR/payback) to support site selection recommendations.
  • Supporting basic underwriting for prospective sites, including land cost, infrastructure cost estimates, and available tax incentives, in coordination with the finance team.
  • Tracking budget and cost data across the site selection pipeline and flagging variances for leadership and finance review.
  • Preparing reports and documentation on site evaluations, including score cards, pros and cons of each location.
  • Conducting market analysis to understand the real estate trends and economic conditions of the areas being considered.
  • Comparing potential sites against industry benchmarks and standards to ensure they meet necessary criteria.
  • Collaborate with internal teams (engineering, development, finance,design,legal) during evaluation and approval stages.
  • Maintain accurate records of land acquisition activities, contracts, and milestones.
  • Prepare regular updates and reports for leadership on pipeline, progress, and strategic outlook.
Education and Experience
  • Bachelor's degree in Urban Planning, Geography, Geographic Information Systems (GIS), Environmental Science, Civil Engineering, Finance, Real Estate, Business Administration, or a related field.
  • 0–2 years of relevant experience, including internships, co-op programs, academic projects, or full-time professional experience.
Specific Skills / Abilities
  • Strong research skills to gather and interpret relevant information about potential sites.
  • Efficiently manage time and prioritize tasks to meet deadlines.
  • Ability to analyze data and make informed decisions based on research and metrics.
  • Hands-on experience with GIS software and geospatial analysis; working knowledge of open-source GIS tools (e.g., QGIS, PostGIS, GeoPandas) preferred.
  • Basic financial modeling skills (Excel-based), with the ability to build simple cost comparisons, IRR/payback, and other metrics to support site selection.
  • Comfortable working with Excel formulas and basic valuation concepts (NPV, payback period, cost-per-MW comparisons); prior coursework or internship experience in finance or real estate finance is a plus.
  • Strong verbal and written communication skills to effectively convey findings and recommendations.
  • Basic understanding of project management principles to assist in coordinating site selection activities.
  • Ability to work collaboratively with various teams and stakeholders.
