Job summary

Rialto Capital is hiring an Associate underwriter to assess performing loan requests, analyze property-level cash flows, and prepare credit recommendations through closing. You will review operating statements, rent rolls, leases, third‑party reports, and loan documents, presenting conclusions to senior management.

The role requires 1–3 years in commercial real estate or loan servicing, a bachelor's degree in a related field, and strong Excel/Office skills.

Qualifications

  • Bachelor’s Degree from an accredited university required, preferably Real Estate, Finance, Accounting or related business field.
  • Master’s Degree or other post-graduate degree preferred.
  • 1–3 years of related experience in commercial real estate, property underwriting, loan servicing, or other related field is preferred.
  • Proficiency with Microsoft Office applications.

Responsibilities

  • Underwrite performing loan requests for reserve disbursements, property manager changes, lease approvals, loan assumptions, equity transfers, franchise changes and other requests through closing stages.
  • Perform property-level quantitative credit analyses including DSCR, debt yield, and cash flow analyses.
  • Evaluate and abstract third-party reports, loan documents, service contracts and leases.
  • Negotiate complex transactions and draft credit recommendation memoranda for senior management.
  • Communicate effectively with borrowers, counsel, property managers, vendors, and Rialto departments.
  • Ensure all requests comply with terms of related Loan Documents.

Job description

KEY RESPONSIBILITIES

Underwrite performing loan requests for reserve disbursements, property manager changes, lease approvals, loan assumptions, equity transfers, franchise changes and other requests as needed from time of assignment through closing stages Perform property-level quantitative credit analyses including: debt service coverage ratio calculations, debt yield calculations, property specific cash flow analysis, tenant roll, and other financial analysis/modeling in order to formulate and substantiate a credit recommendation Analyze property operating performance through review of operating statements, rent rolls and leases Evaluate and abstract third-party reports, loan documents, service contracts and leasing / listing agreements Negotiate complex transactions Draft credit recommendation memoranda and present conclusions to senior management Communicate effectively with internal and external parties including borrowers, legal counsel, property managers, vendors, and other Rialto departments Ensure all requests are handled in compliance with the terms of the related Loan Documents

SPECIFICATIONS
  • Bachelor’s Degree from an accredited university is required preferably specializing in Real Estate, Finance, Accounting or related business field
  • Master’s Degree or other post-graduate degree preferred
  • 1-3 years of related experience in commercial real estate, property underwriting, loan servicing, or other related field is preferred
  • Proficiency with Microsoft Office applications
  • Excellent written and verbal communication skills are essential attributes with strong interpersonal skills for effective interactions with internal and external stakeholders
  • Strong work ethic and attention to detail
  • Ability to multi-task and collaborate within a team setting
