JOB SUMMARY:

Jamestown is seeking to hire an Asset Management Analyst to join the Analyst Program in Atlanta. The Analyst will perform Asset Management duties while gaining exposure to various departments by working closely with teams such as acquisitions, capital markets, development, fundraising, legal, marketing, and property management. The Analyst Program is designed to be a dynamic learning experience, including structured training exercises and on-the-job training.

RESPONSIBILITIES:

The responsibilities during the Analyst Program will be diverse, including but not limited to:

• Build and maintain financial models in Excel and Argus for existing portfolio assets
• Report on property performance and evaluate quarterly appraisals
• Produce annual strategic business plans and collaborate with property teams on budgets and cash flow projections
• Assist with lease negotiations and conduct lease analyses
• Evaluate feasibility and upside opportunities of potential value-add projects
• Contribute to Investment Committee memoranda
• Review legal documents such as partnership agreements, loan agreements, and leases
• Conduct market research, including building lease and sales comparable spreadsheets and maps
• Assist in marketing event production and execution
• Organize asset-related documents and maintain network file folders
• Coordinate bids and service work from third-party vendors
• Accompany senior professionals on trips to portfolio assets
• If applicable, assist with capital transactions including financing, refinancing, or dispositions

REQUIRED KNOWLEDGE, SKILLS, AND ABILITIES:

• 1-2 years of experience or recent graduates with high academic achievement (e.g., CPA, SAT/GMAT, class rank, recommendations)
• Knowledge of real estate and financial analysis, including advanced Excel modeling and proficiency in Argus
• Alternatively, a combination of education, training, and experience that provides the necessary skills
