Job summary

Newmark’s West Coast Investment Sales team in Seattle seeks a motivated analyst to support underwriting for landmark transactions across the West Coast markets.

You will build cash flow models in ARGUS Enterprise, analyze due diligence, collaborate with brokers, and help prepare BOVs and Offering Memoranda. Demonstrated 1 year underwriting experience and ARGUS/Excel proficiency are required.

Qualifications

• Bachelor’s degree in Finance, Real Estate, Economics, or related field.
• ARGUS Enterprise and Excel modeling proficiency.
• 1 year real estate underwriting experience.

Responsibilities

• Build discounted cash flow models in ARGUS Enterprise and underwriting using Excel models.
• Analyze and organize due diligence materials across the deal cycle to validate assumptions.
• Refine financial inputs with brokers and clients for pricing recommendations.
• Produce analyses for Broker Opinions of Value (BOVs), proposals, and Offering Memorandum materials.

Newmark’s West Coast Investment Sales team — led by Kevin Shannon — seeks a highly motivated and detail-oriented analyst to assist with underwriting for one of the most active investment sales platforms in the country. The team has closed over $75 billion in institutional sales and structured financings — advising the most sophisticated real estate institutions in the world on their holdings in Seattle, Los Angeles, Orange County, and additional West Coast markets.This is a rare opportunity to join a high-performing, fast-paced team and work directly on landmark transactions with a best-in-class group of professionals.

Responsibilities

Key Responsibilities

• Build discounted cash flow models in ARGUS Enterprise and complete asset underwriting using Newmark’s proprietary Excel models
• Thoroughly analyze and organize due diligence materials – including budgets, operating expense reconciliations, financials, rent rolls, and leases – across the entire deal cycle to validate assumptions and support underwriting
• Partner with brokers and clients to refine financial inputs and inform pricing recommendations
• Produce financial analyses for Broker Opinions of Value (BOVs), proposals, and Offering Memorandum materials for marketed assets
• Support brokers in the creation of Offering Memoranda and marketing materials, with emphasis on drrafting market and submarket sections—synthesizing economic, demographic, and CRE data into a compelling investment narrative
• Thrive in a fast-paced environment, managing a high volume of institutional-quality transactions
• Collaborate with the Director of Finance and a regional analyst team to execute underwriting with precision and consistency

• Minimum 1 year of direct real estate underwriting experience
• Bachelor’s degree in Finance, Real Estate, Economics, or a related field
• Advanced proficiency in ARGUS Enterprise and Excel-based financial modeling
• Basic understanding of valuation, cash flow modeling, accounting, and credit fundamentals
• Strong desire to pursue a career in commercial real estate

Salary: $80,000 - $100,000 annually

The expected base salary for this position ranges from $80,000 to $100,000 annually. The actual base salary will be determined on an individualized basis taking into account a wide range of factors including, but not limited to, relevant skills, experience, education, and, where applicable, licenses or certifications held. In addition to base salary and a competitive benefits package, this position may be eligible for additional types of compensation including discretionary bonuses and other short- and long-term incentives (e.g., deferred cash, equity, etc.).
