Position Overview

The Analyst will lead the budgeting, reporting, and financial analysis functions within the Residential Gardens Portfolio. This role will focus on enhancing property performance through leveraging and presenting distilled data from multiple outlets. The Analyst will collaborate with colleagues in the Urban Portfolio and play a pivotal role in standardizing key business intelligence platforms across the KRE Residential Universe. Reporting to the Director of Property Management, the Analyst will also be called upon to complete special assignments relating to optimizing property management operations and working with key counterparties like lenders, insurance companies, and service providers to meet departmental objectives and goals.

Responsibilities

  • Leasing Operations
  • Ongoing review of market rents to evaluate if rents and concessions need to be updated
  • Ongoing surveillance of competitive sets, including maintenance and optimization of proprietary dashboards
  • Audit lease charge postings, move-in/move-out activity, and renewals in Yardi to assure accuracy and completeness
  • Create and manage customized reports to monitor key metrics during new property lease-ups, culling data from multiple sources
  • Interface with revenue management providers in optimizing algorithms to maximize leasing goal and evaluate new functionality for implementation

Budgeting

  • Oversee complete budget drafting cycle for of all annual operating budgets
  • Assure timely deliveries of budgets and leverage internal resources to gather key information needed for the budgets
  • Present key budget metrics and comparisons to ownership and partners
  • Maintain and improve existing proprietary budget books and evaluate alternative platforms to build annual operating and capital budgets
  • Migrate budgets to property management software and create external budget presentations for partners
  • Develop 5-Year and 10-Year capital schedules and deferred maintenance schedules for all properties

Reporting

  • Prepare budget variance reports and comments on property income statements
  • Complete lender and internal draw documentation and related partner reporting
  • Assemble and create recurring reports to partners on asset performance
  • Develop and produce detailed bid leveling reports when capital projects are being pursued
  • Assist in responding to partner question inquiries on reports and field additional partner requests for ad hoc reports
  • Assist in preparing reports to lenders and insurers for annual inspections
  • Develop models to evaluate leasing versus purchasing of major equipment
  • Prepare ad hoc analyses as assigned to understand specific operating expense areas and compare them to both internal and external comps
  • Review monthly and quarterly financial statements for necessary accruals or expense reclass
  • Surveil the monthly income statements for compliance with budgets and performance for properties with little or no reporting requirements

Skills and Qualifications

  • Bachelor’s degree in finance, or business-related field
  • 2 years of relevant experience in an analyst or asset manager
  • Advanced Microsoft Excel skills (ability to build models and troubleshoot sheets)
  • Working knowledge of Microsoft Office Suite (PowerPoint, Word, Outlook)
  • Experience with Yardi is desirable, but not required
