Thrive Property Group is seeking a dedicated Property Maintenance Technician on a 1099 contract basis. The role covers responding to maintenance requests, performing general repairs, and completing apartment turns between tenants.

Ideal candidates will have experience in multiple trades, be self-motivated, professional, and responsive to residents and property management. The position requires owning tools, reliable transportation, and the ability to lift up to 50 lbs.

Qualifications

• Proven experience in general maintenance, handyman work, or a skilled trade.
• Own tools and reliable transportation.
• Ability to work independently and manage time effectively.
• Excellent troubleshooting and problem-solving skills.
• Strong communication and customer service abilities.
• Smartphone with camera and email access for documentation.
• Must pass a background check.
• Must lift up to 50 lbs and perform physically demanding tasks.
• Valid driver's license and clean driving record.

Responsibilities

• Respond promptly to maintenance requests and service calls.
• Perform routine maintenance and repairs including plumbing, electrical, HVAC, drywall, painting, and appliance installation.
• Complete apartment turns including cleaning, touch-ups, hardware replacement, and repairs.
• Conduct regular property inspections and preventative maintenance.
• Maintain a professional and courteous demeanor with residents and staff.
• Document work performed and communicate job status through the property management system.
• Ensure all work meets safety standards and local building codes.
