Job summary

Jobot, a Raleigh-based real estate investment platform, seeks a Real Estate Financial Analyst to join our growing finance team. You will report to the VP of Finance and own reporting, valuation, proformas and budgeting across a large multifamily portfolio and fund structure while turning data into clear insights for leadership and investors.

Qualifications

• Bachelor’s degree in Accounting or Finance.
• 3–5 years of progressive financial analysis experience, with 2+ years in real estate.
• Advanced Excel: three-statement and cash-flow models from scratch.
• Experience using AI tools to automate reporting and analysis.
• Strong knowledge of real estate metrics: NOI, cap rate, IRR, DSCR.

Responsibilities

• Prepare monthly, quarterly and annual financial statements for properties and the fund.
• Analyze financial statements for trends and variances and explain drivers to leadership.
• Track property KPIs: occupancy, rent, rent growth, delinquency, turnover, NOI margin, expense ratios.
• Prepare property valuations using direct capitalization and DCF methods.
• Build/update property proformas for acquisitions, post-renovation stabilization, refinance and disposition.
• Compare actual performance against proforma and underwriting assumptions.
• Track renovation and capital expenditure budgets against actual spend by property and unit.
• Measure ROI on renovation spend via rent premiums and NOI lift.
• Support capital planning and reserve analysis.
• Prepare annual operating budgets and quarterly reforecasts with property management.
• Support refinance analysis and hold-versus-sell decisions.
• Prepare ad hoc analyses, dashboards and presentations for leadership and investors.
