Job summary

Community Roots Housing in Seattle, WA is seeking a Regional Manager to direct day-to-day building operations for an assigned portfolio, supervise multiple property managers, and coordinate with leadership to ensure high-quality resident services and financial performance. The role requires strong knowledge of housing regulations, excellent communication, and proven budget management.

Qualifications

  • Requires 3+ years of property management experience.

  • Strong understanding of Landlord-Tenant Act and Fair Housing law.
  • Proficient in MS Office; ability to manage budgets and reporting.

Responsibilities

  • Direct day-to-day operations of the portfolio and respond to emergencies.
  • Supervise multiple property managers and coordinate with DPM, SPM, PM, and MSP.
  • Develop annual property budgets and oversee financial health of properties.
  • Review and approve reports, expense claims, and vendor contracts.
  • Coordinate maintenance, unit turnovers, and inspections as needed.

Compensation: $90,000-$100,00 Annually

Job Summary

Community Roots Housing is looking for a Regional Manager who will be responsible for directing all day-to-day phases of building operations of assigned portfolio, including responding to any emergencies in a manner that conveys confidence in both the employee and the resident for a portfolio of buildings. This position supervises multiple property managers and may supervise some administrative staff. The Regional Manager will work closely with the Director of Property Management (DPM), Senior Property Manager (SPM) Property Managers (PM), and Maintenance Service Program (MSP).

Supervisory

Duties And Responsibilities
  • Work closely with DPM during hiring process for property managers
  • Review and approve timesheets
  • Supervision of property staff including training, performance reviews, promotions, disciplinary action and terminations
  • Must be available for after-hours emergencies as needed
  • Provide guidance and direction to property managers in responding to tenant complaints in a timely manner
  • Work closely with PM in navigating services to meet resident needs with the Resident Services team.
  • Work closely with property managers in reviewing and approving all households for evictions and non-compliance of lease
  • Supervise re-certifications with PM and Compliance Manager
  • Work with Asset Manager on capital needs.
  • Meet with vendors and/or MSP staff to review cost estimates.
  • Manage procurement process for building repairs and replacement work.
  • Coordinate unit turnover work with Property Managers and MSP.
  • Inspect and approve all work at the buildings.
  • Participate in inspections as needed.
  • Coordinate implementation of the Preventive Maintenance Plan for the buildings.
  • Approve purchases and invoices.
  • Responsible for overall property performance and financial health
  • Review and approve weekly reports.
  • Complete all variance reporting.
  • Review AR’s monthly with PM.
  • Participate in rent increase process.
  • Develop annual property budget.
  • Process HAP renewals.

Requirements
Minimum Qualifications
  • High School Diploma or GED.
  • Three years of property management experience.
  • Two years’ experience supervising multiple staff.
  • Strong understanding of the Landlord tenant act and Fair Housing law.
  • Strong oral and written communications skills in English.
  • Must own or have access to reliable transportation for regular use on the job.
  • Intermediate skill with Microsoft Office applications (Word, Excel and Outlook).
  • Ability to solve problems independently and demonstrated ability to meet deadlines.
  • Knowledge of routine building maintenance.
  • Experience working with a diverse population.
  • Ability to work in a team environment.
  • Self-starter with the ability to organize time efficiently and prioritize tasks.
Preferred Qualifications
  • Knowledge of HUD or Tax Credit rules and regulations.
  • Knowledge of Real Page software.
  • Affordable housing experience.
  • HUD COS or BOS certification.
  • Experience working with case managed units.
  • Experience with vendors and contractors.
  • Experience with financial reports and budgets.
Supervisory Responsibility

Supervises multiple property managers within their portfolio.
