Job summary

VOA-Greater New York is seeking a Project Manager to join the Real Estate Department. You will support day-to-day management of the real estate development pipeline from pre-development through stabilization, coordinating with the Director of Real Estate Development and senior staff.

Ideal candidate has grounding in affordable housing finance, strong project management skills, and Excel proficiency, with experience in New York City development.

Qualifications

• Bachelor's degree with 1–2 years of direct experience in affordable, supportive housing development or preservation in NYC.
• Master's degree in urban planning, public policy, real estate, or related field preferred.
• Proficiency in Microsoft Excel for financial modeling is required.
• Strong written and oral communication skills, with ability to synthesize complex information clearly.

Responsibilities

• Manage assigned development projects across all phases—from site control to lease-up and conversion—in coordination with the Director of Real Estate Development.
• Support the development of project budgets, sources and uses, and pro forma models; assist with funding applications.
• Coordinate due diligence materials and logistics for closings with lenders, investors, and government agencies.
• Support design coordination with architects, engineers, and consultants to ensure timely, cost-effective, compliant outcomes.
• Engage with external partners and government agencies under the Director's guidance.
