A Day in the Life of an Affordable Housing Property Manager:

As the Affordable Housing Property Manager, you’ll perform on-site and centralized management, compliance, administrative and operational duties for the affordable housing projects managed by CAPBM. Your day will involve:

  1. Managing tenant relations, including general communications and notices, resolution of tenant concerns, fulfillment of maintenance requests, and emergencies which may arise on a day-to-day basis.
  2. Maintaining waitlist and ensuring full occupancy by initiating and supervising timely tenant initial certification and recertification procedures.
  3. Ensuring proper ongoing and preventive maintenance as well as conducting annual unit inspections and scheduling required building system inspections and certifications, i.e. fire alarm, sprinkler, elevator, heating, etc.
  4. Completing intake of prospective tenants, using application procedures compliant with HUD rules and regulations and the appropriate tenant selection plan.
  5. Working closely with the Affordable Housing Director and program team members to ensure that all the properties are running smoothly and are compliant with all federal, state, and local regulations.
  6. Working with vendors to ensure all day-to-day maintenance requirements are completed.

Your role will directly contribute to a positive tenant experience and efficient operations within the program.

Qualifications to Be an Affordable Housing Property Manager:

To excel in this role, you’ll need:

  1. Education: Associate’s degree in business or human/social services. Education requirement may be substituted with two years of work experience in the assisted housing field, as well as working knowledge of HUD/FHEO regulatory compliance guidelines.
  2. Experience: Minimum of 2 years of Affordable Housing experience required.
  3. Skills: Strong organizational, communication, and interpersonal skills. Proficiency in affordable housing software such as Onesite, Boston Post, or Yardi is a plus.
  4. Characteristics: Attention to detail, confidentiality, problem-solving skills, and a commitment to fostering a positive workplace.
  5. Technical: Knowledge of HUD and FHEO rules and regulations regarding eligibility requirements for tenancy preferred.
  6. License/Certification: A valid driver’s license and reliable transportation required for occasional travel between program locations. Certified Occupancy Specialist designation must be acquired within one year of hire date.

Successful completion of criminal record check required.
