Multifamily Property Management

The Maintenance Technician is responsible for the upkeep and maintenance of apartment homes, buildings, and grounds. Duties include repairing flooring, drywall, appliances; troubleshooting plumbing, electrical, safety, and security systems (lighting, locks, smoke/CO2 alarms, etc.); HVAC systems; painting; and cleaning tasks like sweeping, mopping, and yard upkeep. All duties must be performed in accordance with company policies and safety protocols, supporting client expectations based on operating budgets and management agreements.

Pay: $19 per hour

DUTIES AND RESPONSIBILITIES
1. Client Relations
  • Carry out the philosophies and wishes of the Owner in daily operations to meet client objectives and expectations.
2. General Maintenance Overview
  • Adhere to maintenance programs for safety and proper property condition.
  • Follow preventative maintenance schedules.
  • Ensure grounds and aesthetics comply with policies.
  • Assist with inspections as outlined in manuals or as specified.
  • Serve as on-call maintenance for emergencies during evenings, weekends, and holidays.
3. Unit Turnover
  • Inspect and repair vacant apartments for move-in readiness.
  • Assist with painting and appliance changes as needed.
  • Complete unit turnovers timely according to guidelines.
4. Maintenance Equipment and Systems
  • Maintain equipment and store parts securely.
  • Keep maintenance areas organized and compliant with safety regulations.
  • Secure tools and supplies.
  • Wear uniforms and name badges; provide personal tools if applicable.
5. Inspections
  • Prepare properties for inspections like NSPIRE, MOR, TCAC, CALFHA, and collaborate with stakeholders.
6. Other Responsibilities
  • Enforce community rules fairly.
  • Comply with Fair Housing Laws.
  • Adhere to dress code policies.
  • Communicate professionally with all stakeholders.
Minimum Qualifications
  • At least 1 year of experience in residential property management, hotel, facilities maintenance, or construction.
  • High school diploma or equivalent; technical or CAMT certification preferred.
  • Ability to wear a respirator and be medically cleared for duty.
  • Proficient in English (speaking, reading, writing).
  • May need to provide and maintain personal tools.
