Job Description
The Maintenance Supervisor will lead and mentor the Maintenance Team, and assist with and oversee the Maintenance and Capital Improvement needs of an assigned FPI managed site, with the overall objective of meeting the expectations of the Client, based on the respective operating capital budget and management agreement.
Pay: $25 / Hour
This position manages a team of Maintenance personnel (Technicians, Grounds keepers/Porters, Housekeepers/Cleaners) and is responsible for their performance management.
Provide daily and preventative maintenance to ensure the property is in proper and safe condition.
Inspect the property and common areas daily to detect maintenance issues.
Coordinate and complete maintenance requests within 24 hours.
Change air-conditioning filters at least every six months and during apartment turnovers.
Inspect all apartments semi-annually.
Follow a preventative maintenance schedule.
Serve as on-call maintenance for evenings, weekends, and vacations.
Respond to after-hours lockout requests.
Perform maintenance inspections and repairs on vacant apartments.
Maintain all equipment and supplies, ensuring safety and orderliness.
Secure parts, inventory, and equipment properly.
Maintain an inventory of parts within budget.
Wear provided uniforms during work hours.
Provide necessary small tools for routine maintenance.
Ensure timely completion of duties by maintenance staff to minimize labor costs.
Prepare properties for inspections such as NSPIRE, MOR, TCAC, and CALFHA, ensuring compliance with standards.
Collaborate with city officials, financial institutions, and non-profit partners.
Follow all FPI policies and procedures.
Perform other duties as assigned by the Community Director.
