Job summary

Genuine Search Group in New York seeks an experienced Rentals Compliance Specialist to process LIHTC/HUD applications, perform verifications, and prepare subsidy packages, while coordinating move-ins.

You will maintain audit-ready files, handle large volumes of forms in Excel, and ensure accuracy in calculations. Proficiency in RealPage, Yardi, Word, and Excel is required; a Bachelor’s/Associate degree is preferred.

Qualifications

• Minimum of a High School Diploma or GED; Bachelor's or associate's degree preferred.
• Three to five years of LIHTC and HUD compliance experience.
• Experience with affordable housing programs.
• Strong math skills with accurate calculations.
• Proficient in Microsoft Word and Excel.
• Tax Credit specialist certificate required.

Responsibilities

• Process applicant files per LIHTC and HUD regulations, including outreach and verifications.
• Maintain audit-ready applicant files with full compliance.
• Prepare lease agreements using RealPage (On-Site) and coordinate execution.
• Create and manage guest cards and move-ins using Yardi.
• Coordinate with property managers for move-ins.
• Prepare subsidy packages per program guidelines.
• Maintain waiting lists in Excel with accurate tracking.
• Assist Rentals leadership with department tasks.
• Other duties as needed.

Job description

• Process applicant files in accordance with LIHTC and HUD regulations, including initiating applicant outreach and reviewing third-party verifications, requesting required documentation, and accurately calculating household income to determine eligibility.
• Ensure full compliance with affordable housing program requirements by maintaining complete, accurate, and audit-ready applicant files.
• Prepare and generate lease agreements using RealPage (On-Site), and coordinate lease execution, including collection of first month's rent and security deposits.
• Create and manage guest cards and process move-ins using Yardi, ensuring accurate data entry and timely onboarding.
• Coordinate with property managers to schedule key pick-up and facilitate smooth resident move-ins.
• Prepare, review, and finalize subsidy packages in compliance with applicable program guidelines.
• Maintain and manage multiple waiting lists using Excel, ensuring proper tracking, updates, and adherence to fair housing regulations.
• Assist VP of Rentals and Assistant Director of Rentals with any necessary work within the Rentals department
• Other duties may be assigned as required for efficient operations

Desired Qualifications:

• Minimum of a High School Diploma or GED. Bachelor's or associate's degree preferred.
