Job summary

Rochester’s Cornerstone Group, Ltd. is seeking an experienced Affordable Housing Community Manager to oversee Mt. Aaron Village in Buffalo. You’ll manage resident communications, rent processing, and compliance, ensuring a harmonious community.

Senior duties include reporting to managers, maintaining files, and coordinating move-ins and move-outs, with a strong emphasis on Fair Housing compliance and multi-site oversight.

Qualifications

• High School Diploma required; Associate degree or Real Estate education preferred.
• Experience in property management, especially affordable housing, is preferred.
• Knowledge of LIHTC and HUD programs is required.
• Experience managing multiple sites is a plus.
• Proficiency with RealPage OneSite and property-management software is required.
• Strong MS Office skills and internet navigation abilities are essential.
• Notary license must be obtained within six months of hire.

Responsibilities

• Communicate with residents and staff to maintain a professional environment.
• Collect rent, process billing, post payments, and deposits per procedures (Section 8 support).
• Prepare reports for Regional/Area Managers, Accounting, and other departments.
• Maintain accurate resident files for internal and external audits.
• Handle move-in/move-out processes and security deposits, input data into systems.
• Conduct property tours, new resident orientation, and move-in/move-out inspections.
• Enforce lease terms and community rules per Fair Housing laws.
• Regularly inspect property conditions and prepare for audits and regulatory checks.

We're looking for an experienced and motivated Affordable Housing Community Manager to assist in managing Mt. Aaron Village in Buffalo!

Compensation:

$52,000 - $58,000/annually (based on experience)

Key Responsibilities:

• Manages communications with residents and staff ensuring a harmonious and professional workplace environment.
• Collects rent payments, process billing, post payments, and deposit receipts according to company procedures (including handling Section 8 and other supplemental payments).
• Prepares required reports for Regional/Area Managers, Accounting, and other departments.
• Maintains accurate and compliant resident files for both internal and external audits.
• Completes move-out paperwork and manages security deposit processes, ensuring accurate data input into relevant software (e.g., Onesite).
• Conducts property tours, new resident orientation, and move-in and move-out inspections with residents.
• Enforces lease agreements and community rules in accordance with Fair Housing laws.
• Walks property regularly to inspect conditions, exterior and interior.
• Prepares property for audits or regulatory inspections, ensuring adherence to all relevant local, state, and federal regulations regarding multifamily housing.

Essential Qualifications:

• High School Diploma required; Associate degree/Real Estate Education/Degree Preferred.
• Prior experience in property management or related field. Preference is given to experience in Affordable Housing.
• Knowledge of LIHTC and HUD.
• Experience in multi-site management.
• Property management software experience is required, preference is given to prior experience with RealPage OneSite.
• Extensive knowledge and experience with Microsoft Office navigating the Internet.
• Command of the English language with the ability to edit the work of others.
• Familiar with standards for business letters, memos, contracts, etc.
• NYS Notary License must be obtained within six months of hire.
• Performs other duties as assigned and commits to promoting company culture, mission, and values.
• Reliable transportation.
