Job summary

Asset Living is seeking an Assistant Community Manager for an on-site role in Gainesville, Georgia. You will oversee daily operations, leasing, maintenance, and financing under the Community Manager and ensure compliance with fair housing guidelines.

Assistant Community Manager

The Assistant Community Manager oversees day‑to‑day operations and financial functions of the community under the supervision of the Community Manager. In the absence of the Community Manager, the role manages all aspects of personnel, leasing, maintenance, finance, administration, and risk management. The position requires an on‑site leader who ensures compliance with company policies, safety, fair housing guidelines, and liability concerns while driving cash‑flow optimization through delinquency and rent collection.

Responsibilities
  • Assist with planning and implementing affordable housing requirements, including LIHTC, HUD (Project‑Based Section 8, Section 236, PRAC, 811 PRA), USDA‑Rural Development, HCD, HOME Funds and Bonds.
  • Post payments and income accurately for all applicants, residents, and non‑current residents.
  • Process and reconcile daily account receivables.
  • Monitor bad debt, prepare late notices, contact residents and guarantors, file evictions.
  • Help the property meet budgeted revenues, expenses, and net operating income.
  • Post all charges to resident accounts, including bill‑back of utilities where applicable.
  • Conduct month‑end closing procedures and reporting.
  • Maintain accurate records and audit resident files.
  • Walk units and post move‑out charges, statements, and security deposit refunds.
Financial Management
  • Responsible for posting all payments and income received from all applicants, current residents, and non‑current residents accurately, timely, and efficiently.
  • Responsible for processing and reconciling daily all account receivables.
  • Monitor and follow up on bad debt to include preparation of late notices, resident and guarantor contact, and filing evictions.
  • Responsible for helping the property meet budgeted revenues, expenses, and Net Operating Income.
  • Responsible for posting all charges to resident and non‑current resident accounts; to also include bill back of utilities where applicable.
  • Responsible for all end‑of‑the‑month closing procedures and reporting.
  • Maintain accurate and organized records; audit resident files to ensure accurate records.
  • Responsible for walking units and posting all move‑out charges, statements, and security deposit refunds.
Personnel Management
  • Regular/daily onsite attendance is required.
  • Use consistent techniques & company directives to screen, hire, train, coach, and develop onsite staff.
  • Ensure the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
  • Promote harmony and quality job performance of staff through support and effective leadership.
  • Ensure staff compliance and consistency with Company policies and procedures.
Strategic Leasing Management
  • Ensure staff leasing techniques are effective in obtaining closure, follow‑up procedures met, signing/documentation of leases, and reporting systems are accurate and up to date.
  • Implement marketing strategies & systems put in place by the annual marketing plan.
  • Deal with resident complaints, concerns, and requests to ensure resident satisfaction.
  • Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletter).
  • Effectively show, lease, and move in prospective residents.
Administrative Management
  • Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
  • Maintain property appearance and ensure repairs are noted and completed on a timely basis (this requires regular property inspections and tours).
  • Assist with supervision of all business functions related to operations.
  • Plan for and utilize property resources, equipment, and supplies economically (obtaining bids/pricing from vendors, suppliers, contractors, dealing with inadequate service).
Education & Experience
  • High School Diploma or Equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Ability to understand and perform all onsite software functions; basic computer skills required.
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regularly remain in a stationary position, often standing or sitting for prolonged periods, requiring repetitive wrist, hand, and finger motions.
  • Frequent movement around the worksite, including climbing ladders, stairs, scaffolding, ramps, and step stools.
  • Operate machinery or power tools and motor vehicles or golf carts.
  • Adapting to various environments, including tight and confined spaces, overhead positions, and outdoor conditions with precipitation and wind.
  • Possible exposure to hazardous chemicals and requirement to work overtime, weekends, or night hours during emergencies.
Compensation & Benefits

At Asset Living compensation includes a total rewards package with medical, dental, vision, life, accidental, and disability insurance, 401(k) with employer matching, commission and performance bonuses where applicable, paid sick days, and company holidays. Full‑time employees may also receive notice of overtime, weekend, or night pay per company policy.

Salary Range

Salary Range: $17 per hour to $20 per hour
