The Work
- Own the model. Build and maintain full development pro formas, scenarios, sensitivities, and sources/uses.
- Underwrite sites and deals. Pull comps, pressure-test rents, costs, yields, DSCR, and downside cases.
- Run diligence from LOI/PSA to close. Coordinate title, survey, environmental, geotech, traffic, utilities, and appraisals; track contingencies and dates.
- Drive entitlements. Build the approvals critical path, prepare submittals with counsel/engineer, manage comments, schedule hearings, and secure conditions sign-off.
- Prepare decision materials. Produce clean investment memos and data rooms that withstand lender and investor review.
What Success Looks Like
- One or more high-quality sites closed per year with S&U and due diligence costs on plan.
- Approvals secured within target windows; clean handoff to precon and construction.
- Investment packages that accelerate capital decisions.
You
- Logical, energetic, and driven.
- 5–8+ years in real estate development/acquisitions with hands-on modeling and end-to-end diligence ownership; multifamily preferred.
- Expert Excel; disciplined version control; comfort coordinating consultants and municipal submissions.
- Clear, concise writer. You convert analysis into go/no-go and next steps.
Compensation
- Base: $115,000–$120,000 (York, PA market +$5–10k).
- Bonus: Up to 35% of base salary, tied to closed deals and milestone delivery.

- Market data (e.g., CoStar), GIS and plan portals, standard DD vendors, lender packages, and an IC memo template you’ll help refine.
