Job summary

Saglo Companies is seeking a highly driven Acquisitions Associate to join our premier commercial real estate team in the Miami area. You will combine strong financial modeling skills with relationship building to identify and underwrite new opportunities, moving deals from initial review through closing.

Qualifications

• 3-5 years of experience in commercial real estate including retail, office or industrial.
• Strong ability in discounted cash flow analysis and property valuations.
• Proficiency with Excel and ARGUS for financial modeling.
• Experience reviewing P&L statements, rent rolls, and leases.
• Willingness to travel up to 4 days monthly east of the Mississippi.

Responsibilities

• Identify on- and off-market deals and conduct weekly outreach to brokers and owners.
• Prepare market demographics, retail per capita studies, Placer.ai traffic and ranking checks.
• Build and maintain Excel and ARGUS models; document assumptions and risks.
• Coordinate due diligence materials, lease abstracts, and third-party reports.
• Create property presentations summarizing metrics, risks and strategic fit.
• Support acquisition process from initial review through closing with senior leadership.

More about the role:

This is not a traditional underwriting-only position. The right candidate will combine strong discounted cash flow and financial analysis skills with the relationship-building ability, persistence and initiative required to uncover opportunities from brokers, owners, industry contacts and other sources. You should be comfortable evaluating investments, identifying ways to create value, building relationships by phone and in person, attending industry conferences and helping move transactions from initial review through closing. This position reports to the VP of Acquisitions.

What You’ll Own:

Deal Sourcing Research & Pipeline Input

• Identify on and off-market deals
• Conduct weekly owner, broker, and lender outreach
• Log all pipeline updates in LACRM

Market Research & Preliminary Analysis

• Prepare prelims for all viable deals including demographics, retail per capita studies, Placer.ai traffic and ranking checks
• Generate insights that influence underwriting and deal viability

Financial Underwriting & Modeling

• Build and maintain Excel and Argus models
• Document all assumptions and risk indicators
• Organize and save all due diligence materials
• Abstract leases, collect third party reports, coordinate findings

Acquisition Documentation & File Management

• Ensure compliance with Saglo documentation standards
• Track versions of models, memos, and presentations

Investment Presentation Preparation

• Create property presentations for internal review
• Summarize key metrics, risks, and strategic fit

What you bring:

• 3-5 years experience in commercial real estate including retail, office or industrial
• Solid experience in the following:
• Discounted cash flow analysis
• Cap rates, NOI, IRR, and property valuations
• Financial modeling in Excel and ARGUS
• Reviewing P&L statements and rent rolls
• Reviewing leases and lease abstracting of retail, office or industrial properties
• Due diligence processes and documentation
• Willingness to travel to potential markets (east of the Mississippi River) up to 4 days monthly (due diligence, conferences, etc).
