Job summary

American Homes 4 Rent, LP in Las Vegas, NV is seeking an Acquisitions and Dispositions Analyst to identify, underwrite, purchase, and sell homes in target markets, ensuring quality acquisitions and profitable dispositions while supporting renovations and asset management.

The role involves travel across covered territories, building broker and investor relationships, and presenting purchase reports to Asset Management and construction teams.

Qualifications

• Bachelor's degree AND two years (2) of real estate or property management experience required OR five (5) years of real estate or property management experience required.
• Minimum two years of property valuation/appraisal experience required.
• Current real estate or appraiser license preferred.
• Valid driver's license and acceptable driving record required.

Responsibilities

• Discover and assess potential buying opportunities within a specific target market through online research.
• Review title and property tax information to ascertain if the property aligns with our purchase criteria.
• Develop and maintain relationships with various Brokers, Realtors, and Investors.
• Determine transaction prices through the underwriting process using market value, rental comps, and rehabilitation costs.
• Record purchases and submit purchase reports and other important documents to Asset Management, Acquisitions, and construction departments.

From time to time the company will engage in disposition activity, with the Acquisition and Disposition Analyst evaluating, overseeing renovations, and selling properties. Interacts with real estate brokers, title/escrow companies and construction managers on a regular basis with a significant amount of travel to covered territories. • This position routinely travels between multiple properties and business locations to support operations, conduct site visits, and meet with associates and/or residents.
• Proficiency in MLS listings and Microsoft Excel required.
• Experience with Yardi Voyager and CRM Dynamics is preferred.
• Excellent communication, planning, people management, analysis, and organizing skills.
• Strong leadership, negotiation, budgeting, and problem-solving skills.

Compensation

Compensation The anticipated pay range/scale for this position is $71,545.00 to $89,448.00 Annually. Actual starting base pay within this range will depend on factors including geographic location, education, training, skills, and relevant experience.

Additional Compensation This position is eligible to receive quarterly bonus payments.
