We are seeking for an Acquisitions Associate to join the Development team. Since 2009, F Street has built an $850+ million portfolio of 60+ properties across 14 states, and this is a front-line seat in that machine. You’ll touch nearly every deal that comes through the firm, from the first look at a broker’s offering memorandum to the closing table.

This is not a back-office modeling role. Our acquisitions team stays close to the deal. You’ll be expected to form an opinion on every opportunity that crosses your desk, back it up with numbers, and help the team move fast on the ones that fit. Because we’re lean and operator-led, your work carries real weight from day one: models built here inform actual investment decisions.

// WHAT YOU WILL DO

  • Source and screen acquisition opportunities across F Street’s target asset classes, focused on industrial and multifamily, working from broker relationships, off-market leads, lenders, direct-to-seller outreach, and the firm’s existing market and investor network.
  • Call owners of industrial properties across the United States to build a pipeline of acquisition opportunities.
  • Source deals through lenders, bankruptcy filings, and direct-to-seller channels by building target databases and leveraging HubSpot and the internal marketing team to harvest leads efficiently.
  • Identify distressed assets: financial distress, physical distress, and market distress.
  • Use AI tools (Claude) to build databases against our acquisition criteria, focused on multifamily and industrial real estate in the Midwest and nationwide.
  • Work with the investment team to build and stress-test underwriting models and run sensitivity analysis, consistent with F Street’s downside-first underwriting philosophy.
  • Prepare market and submarket research to support investment theses.
  • Assemble investment committee materials that clearly lay out the deal, the risks, and the return profile.
  • Manage due diligence workstreams once a deal is under contract, coordinating with legal, lenders, asset management, and third-party consultants to keep transactions on schedule through closing.
  • Feed key underwriting and market findings back to the investment team to keep sharpening how we source and evaluate deals.

// WHAT IT TAKES TO WIN

  • 0–3 years of experience. Prior work in real estate acquisitions, investment banking, commercial brokerage, or another transaction-focused role is a plus, not a requirement.
  • Background in finance, real estate, economics, or a related field.
  • Real financial modeling ability. You can build and audit a pro forma from scratch, not just edit one.
  • Comfortable on the phone. A big part of this seat is outreach to owners, brokers, and lenders, and you don’t wait for the lead to come to you.
  • Self-directed and detail-oriented under time pressure. You own a piece of the deal rather than waiting to be told what is next.
  • Clear writer and communicator. You will help write the materials that convince an investment committee to act.
  • Working knowledge of HubSpot or a comparable CRM is a plus.
  • Genuinely excited about real estate as an asset class and want to continue learning the business on live deals, not in a training rotation.

// COMPENSATION

Base Salary: $50,000 – $65,000 (based on qualifications and experience)

Discretionary Bonus: Annual bonus opportunity tied to individual performance and the deals you help get across the finish line.
