Job summary

Klyvora is hiring an Acquisitions Analyst to support U.S. real estate investment activities from a fully remote setting. You will drive pipeline management, perform underwriting, and deliver market research to inform investment decisions.

The role requires strong financial modelling, Excel proficiency, and experience with CoStar, HubSpot CRM, and other industry tools. You will collaborate with brokers and internal teams to close high-value transactions.

Qualifications

• Bachelor's degree in Finance, Accounting, Economics, or a related field.
• 25 years of experience in U.S. real estate acquisitions, investment analysis, or commercial real estate advisory.
• Strong understanding of real estate investment metrics including IRR, Equity Multiple, Cap Rate, and Cash-on-Cash Return.
• Advanced Microsoft Excel skills with financial modelling expertise.
• Experience with CoStar and HubSpot CRM is strongly preferred.

Responsibilities

• Manage and update acquisition pipeline in HubSpot CRM.
• Screen inbound investment opportunities and prepare preliminary deal summaries.
• Research off-market acquisition opportunities.
• Support broker outreach and deal sourcing initiatives.
• Build and maintain acquisition underwriting and valuation models.
• Perform sensitivity and scenario analysis.
• Analyse rent rolls, T-12 financials, and seller packages.
• Calculate investment metrics including IRR, Equity Multiple, and Cash-on-Cash Returns.
• Conduct market research and analyse market trends.
• Prepare market intelligence reports for investment decisions.
• Coordinate due diligence activities through deal closing.
• Review appraisals, environmental reports, surveys, and PCA reports.
• Conduct lease audits and validate rent roll accuracy.
• Assist in preparing financing and lender packages.
• Prepare investment memorandums and deal summaries.
• Develop presentations for investment committee and investors.
• Maintain deal documentation and reporting.
• Maintain broker database and CRM records.
• Track broker interactions, deal flow, and response metrics.

Key Responsibilities

Pipeline Management & Deal Sourcing

• Manage and update acquisition pipeline in HubSpot CRM.
• Screen inbound investment opportunities and prepare preliminary deal summaries.
• Research off-market acquisition opportunities.
• Support broker outreach and deal sourcing initiatives.

Financial Modelling & Underwriting

• Build and maintain acquisition underwriting and valuation models.
• Perform sensitivity and scenario analysis.
• Analyse rent rolls, T-12 financials, and seller packages.
• Calculate investment metrics including IRR, Equity Multiple, and Cash-on-Cash Returns.

Market Research & Analysis

• Conduct sub market research and analyse market trends.
• Perform comparable sales and rental analysis.
• Prepare market intelligence reports for investment decisions.

Due Diligence & Transaction Support

• Coordinate due diligence activities through deal closing.
• Review appraisals, environmental reports, surveys, and PCA reports.
• Conduct lease audits and validate rent roll accuracy.
• Assist in preparing financing and lender packages.

Investment Materials & Reporting

• Prepare investment memorandums and deal summaries.
• Develop presentations for investment committee and investors.
• Maintain deal documentation and reporting.

CRM & Broker Management

• Maintain broker database and CRM records.
• Track broker interactions, deal flow, and response metrics.
• Support relationship management through timely follow-ups

Requirements

• Bachelor's degree in Finance, Accounting, Economics, or a related field.
• 25 years of experience in U.S. real estate acquisitions, investment analysis, or commercial real estate advisory.
• Strong understanding of real estate investment metrics including IRR, Equity Multiple, Capitalization Rate (Cap Rate), and Cash-on-Cash Return.
• Experience with multifamily real estate is preferred.
• Advanced Microsoft Excel skills with financial modelling expertise.
• Strong analytical, quantitative, and problem-solving skills.
• Excellent written and verbal communication skills.
• Ability to manage multiple deals and priorities in a fast-paced environment.
• Experience with CoStar and HubSpot CRM is strongly preferred.
• Knowledge of Yardi Voyager, DealPath, Archer, and Trepp is an added advantage.
