Job summary

Tri-Cap Consulting Pte. Ltd. in Singapore seeks a VP – Asset Management to lead the end‑to‑end investment management process. You will translate the investment thesis into executable plans, actively manage assets to protect and grow returns, and communicate performance clearly to LPs.

You will establish and run a robust investor reporting process, interfacing with Finance and Investment teams, and ensuring reporting is accurate, timely and compliant with MAS framework.

Qualifications

• 10–12 years of relevant experience in real assets across asset management or investment roles.
• Demonstrable full-cycle experience with assets you have personally helped acquire, hold and exit.
• Direct experience in preparing investor reporting and engaging with LPs with credibility.
• Strong financial modelling and analytics; familiarity with IRR, MOIC/TVPI, DPI, NAV.
• Hands-on and able to build the model and draft the report.
• Excellent written and spoken communication; familiarity with MAS regulatory environment.

• Actively manage third‑party operators and asset managers; develop budgets and financial models.
• Identify risks/opportunities across the portfolio; support exit and disposal process.

• Develop and improve reporting templates and respond to LP queries and data requests.
• Collaborate with Finance and Investment teams to ensure numbers are accurate and credible.

Job description

We are recruiting for a real estate platform which span across various segments of the property asset classes in logistics and e-commerce etc.

They are seeking a VP – Asset Management person in a hands‑on role responsible for managing their investments through the hold period and for owning the investor reporting cycle. You will translate each deal's original investment thesis into an executed business plan, actively manage assets to protect and grow returns, and communicate performance clearly and credibly to their limited partners (LPs).

You will establish and run a robust investor reporting process and sit at the intersection of their investments, our finance function, and our investors.

You will be mainly responsible for:

• Owning and executing the business plan for each asset, leasing, capital works, operational improvements, refinancing and other value creation initiatives in line with the original underwriting.
• Actively manage third‑party operators, property/asset managers and other partners to deliver on plan. This will include building, maintaining and stress‑test asset level budgets, forecasts and financial models; monitor actual performance against underwriting and flag variances early.
• You will identify risks and opportunities across the portfolio and recommend action to the investment and management teams as well as preparing assets for exit and support the disposal process accordingly.
• You will own the end‑to‑end investor reporting cycle which includes quarterly and annual reports covering fund level and asset level performance, preparing capital account statements, NAV, capital call and distribution notices, and headline performance metrics (IRR, MOIC/TVPI, DPI).
• You will establish and continuously improve reporting processes, templates and controls, respond to LP queries, due‑diligence questionnaires, and ad hoc information requests, preparing materials for investor updates and annual meetings as well as supporting ESG data collection and reporting in line with investor expectations.
• You will work closely with Finance and the Investment team to ensure numbers are consistent, controlled, and well understood and act as a credible point of contact for investors on asset performance.

Requirements:

• 10 - 12 years of relevant experience in real assets across asset management, fund/portfolio management, or investment roles with an asset-management component.
• Demonstrable full‑cycle experience with assets you have personally helped acquire, hold and exit.
• Direct experience in preparing investor reporting and engaging with LPs, including explaining performance credibly.
• Strong financial modelling and analytical skills; fluency with fund structures and performance metrics (IRR, MOIC/TVPI, DPI, NAV).
• Hands on and is comfortable building the model and drafting the report themselves.
• Excellent written and spoken communication
• Familiarity with the MAS regulatory environment and Singapore fund structures.
