Vistra invites you to join as Senior Associate, Fund Accounting (Real Estate) in Singapore. This full-time, permanent role places you as the primary client service contact for the assigned portfolio, leading discussions on operational matters and ensuring timely, accurate reporting across IFRS/US GAAP and INREV frameworks.

You will review financial statements and capital accounts, read fund documents, calculate waterfall and distributions, and coordinate with investors to meet reporting needs.

Qualifications

• Degree in Accountancy (CPA/ACCA/ACA) or Finance/equivalent required.
• 2-3 years accounting/auditing experience.
• Strong knowledge of Singapore FRS/IFRS and US GAAP.
• INREV reporting knowledge preferred.
• Experience with Fund Structures, Fund Accounting, Equalizations, Calls/Distributions, and Waterfall Models desired.

Responsibilities

• Be the primary client service contact for the assigned portfolio and respond promptly to requests.
• Lead discussions with clients on operational matters and critical issues.
• Review financial statements, management accounts, and accounting packages.
• Draft disclosure wordings for IFRS/US GAAP and INREV reporting.
• Review Capital Account Statements and Net Asset Values.
• Read fund documents and explain key terms to team members.
• Review capital calls and distributions; prepare waterfall and equalization workings.
• Coordinate with fund investors to meet reporting requirements.
• Provide training to staff on accounting and real estate/industry aspects.
• Undertake management and special projects as assigned.
