Job summary

Jones Lang LaSalle Incorporated in Singapore seeks a Building Services/ME Engineer to oversee daily M&E maintenance for a high-rise development. You will manage electrical, ACMV, lighting, plumbing, fire safety, and related systems, ensuring safe, reliable operation and uptime.

Responsibilities include budgeting, supervising contractors, coordinating with tenants and vendors, and reporting KPIs. Degree in Building Services/Mechanical/Electrical Engineering with 3–5 years’ experience required;

Qualifications

• Degree or diploma in Building Services, Mechanical or Electrical Engineering.
• 3–5 years of experience in high-rise commercial buildings.
• Knowledge of M&E operations, maintenance policies and local codes.

Responsibilities

• Oversee day-to-day maintenance and operations of M&E systems in the building.
• Plan, monitor and execute preventive maintenance and budgeting.
• Coordinate contractors, vendors and tenants to meet KPIs and timelines.
• Prepare monthly reports and support client’s service standards.

Duties and responsibilities

• Responsible for the overall day-to-day maintenance and operations of M&E systems in the building including electrical installation, ACMV system, lighting, generators, AV System, vertical transportation system, fire safety system, telecommunication, plumbing & sanitary system;
• Monitor and maintain the efficient and safe operation of all M&E & related systems to ensure smooth operations;
• Ensure all systems operate in accordance to the system design and operation intent;
• Develop and monitor preventive and comprehensive maintenance plan for the systems;
• Plan and procure parts & maintenance services within set budgets;
• Coordinate and supervise maintenance activities to ensure contractors / vendors and technicians complete all repair and maintenance work within the required timelines and standards;
• Carry out ad-hoc project works to enhance the M&E and related systems;
• Review and approve tenant fit-out application;
• Prepare Expense Approvals and Proposal Papers for client’s approval;
• Manage the delivery of excellent customer services consistent with the company’s service standards and brand attributes;
• Forecast, plan and prepare annual marketing budget and monitor expenditure within the approved budget;
• Liaise with and ensure professional management of tenants, business partners, government agencies, vendors/suppliers;
• Member of CERT Team - Site Management Controller;
• Prepare and submit monthly reports;
• Lead and supervise the M&E Executive to achieve set KPIs;
• Work closely with the other departments to deliver the above duties.
• Additional duties and responsibilities may be assigned from time to time to meet business and operational requirements by the Centre Manager.

Required Qualifications & Experience

• Degree/Diploma Building Services/Mechanical/ Electrical Engineering or its equivalent between 3 to 5 years of experience;
• Relevant experience in managing high rise commercial buildings or mixed developments;
• Knowledge of operation, maintenance, renovation practices and related local ordinances;
• Experience in formulating and implementing maintenance policies and procedures, project management for capital works;
• Independent with integrity, innovative, proactive and resourceful;
• Good organization, problem solving and communication (verbal and written) skills;
• Managerial experience is essential and ability to work under pressure;
• Good interpersonal skills with team player qualities to manage both internal and external stakeholders.
