Annexion Partners Pte Ltd seeks an Associate or Senior Associate to join its Data Centre Investments & Infrastructure team in Singapore. You will work on underwriting acquisitions, market research, development oversight, and joint-venture management.

The role involves building complex financial models (LBO, DCF), drafting investment memos, and monitoring asset performance across a growing global portfolio. Strong Excel skills, sector knowledge, and communication are essential.

Qualifications

• 2–4 years of experience in Investment Banking (Digital Infrastructure, Real Estate, or Power/Utilities), Private Equity, or corporate development at a data centre operator.
• 4–6 years of equivalent experience for Senior Associate, with a track record of transaction execution and leading workstreams.
• Elite Excel skills with dynamic, error-free models including debt, waterfall, and development financing components.
• Strong understanding of data centre fundamentals (power, cooling, colocation vs hyperscale leasing, networking).
• Exceptional attention to detail and ability to translate complex data into actionable insights.
• Strong written and verbal communication for senior leadership and institutional partners.

Responsibilities

• Build and refine complex financial models (LBO, DCF, development models) to evaluate acquisitions and joint-venture structures.
• Coordinate and analyze due diligence workflows including technical, environmental, legal, financial, and tax workstreams with third-party advisors.
• Draft institutional-grade investment committee memos and investment recommendations.
• Monitor financial and operational performance of data centre assets, tracking timelines, power allocations, and KPIs.
• Conduct market research on power availability, hyperscale demand, AI workloads, supply pipelines, and regulatory changes.
• Interface with operating partners and joint-venture entities to ensure strategic alignment and project delivery.
