Tri-Cap Consulting Pte. Ltd. is recruiting for APAC Logistics Fund in modern industrial and logistics real estate across key Asia Pacific cities.

Reporting to the Head of Capital Transactions, you will participate in the full investment cycle from site acquisition to divestment in a lean environment. Qualifications

• Degree in Real Estate, Engineering, Finance or Business from a recognised provider.
• At least 6 years of solid experience in investment analysis, capital budgeting and related metrics (IRR, NPV, DCF, yields).
• Deal experience/track records essential in a PERE setting.
• Strong understanding of financial investment evaluation and capital decision making in Industrial or logistics real estate.
• Excellent interpersonal and communication skills, especially with institutional investors.

Job description

We are recruiting for APAC Logistics Fund in modern industrial and logistics real estate in key cities in Asia Pacific.

Reporting to the Head of Capital Transactions, you will have the opportunity to work in a lean environment where you will be involved in the full cycle of investment and asset management such as site acquisition, underwriting and due diligence, asset management and divestment.

You will be mainly responsible for:

• Preparing financial feasibilities and recommendations for new acquisitions / development / re-development opportunities, develop financial models for the projects/acquisitions and new ventures
• This will include preparing the necessary Executive Committee and Board Approvals, lead, coordinate and conduct acquisition-related due diligence independently. This will include coordinating and assisting in tax structuring for new acquisitions and new ventures as well as preparations for equity raisings including drafting and preparations of Prospectuses, Information Memorandums and similar documentation.

Requirements:

• You possess a Degree in Real Estate, Engineering, Finance or Business or related field from a recognised tertiary provider and have at least 6 years of solid experience in related investment scope such as capital budgeting and related analysis i.e., IRR, NPV, DCF, Yields. Deal experience/track records are essential for this role as they are looking to scale up with exciting growth ambitions, particularly in a PERE setting.
• You possess solid understanding of financial investment evaluation and capital decision making in the Industrial or logistics real estate industry. You are commercially sound with knowledge of Asia real estate market including properties, rents, cost structures etc. You are highly numerical with advanced financial modelling skillsets.
• Excellent interpersonal and communication skills will also be held in high regards especially interacting with institutional investors.
