Job summary

TRI-CAP CONSULTING PTE. LTD. is recruiting for the APAC Logistics Fund in Asia Pacific's industrial and logistics real estate sector.

Reporting to the Head of Acquisitions, you will manage the full cycle of investment and asset management, including site acquisition, underwriting and due diligence, asset management and divestment. Your main responsibilities include deal origination, business case proposals, deal execution and supporting the asset and fund management team as well as fund raising.

Qualifications

• Degree in Real Estate, Engineering, Finance or Business from a recognised provider.
• At least 10 years of solid experience in investment analysis and capital budgeting (IRR, NPV, DCF, yields).
• Deal experience/track record in PERE or industrial/logistics real estate.

Responsibilities

• Originate deals and build business cases for investment.
• Underwrite, perform due diligence and manage deal execution.
• Support asset and fund management, including divestment strategies.
• Assist in fundraising and investor communications.
• Craft teasers and investment papers for approvals to stakeholders.
• Engage with banks, tax, finance and treasury teams as needed.

Job description

We are recruiting for APAC Logistics Fund in modern industrial and logistics real estate in key cities in Asia Pacific.

Reporting to the Head of Acquisitions, you will have the opportunity to work in a lean environment where you will be involved in the full cycle of investment and asset management such as site acquisition, underwriting and due diligence, asset management and divestment.

Your main responsibilities will include deal origination, business case proposal, deal execution and supporting the asset and fund management team as well as fund raising.

You will be sourcingand evaluating of new business cases which includes but not limited to Green/brown field acquisition or development, Divestment, Asset Enhancement, Joint Venture opportunities, research and understand and penetrate new markets or product type. You will prepare and underwrite business case upon understanding of market and real estate parameters of the deal, building financial models and providing relevant supporting information to justify the case. Deal structuring will include other aspects like JV formation, banks, tax, finance and treasury. This will also include negotiation and overseeing due diligence. You will also recommend parameters in investments to manage risks and generate acceptable rate of return. You will work on crafting teasers, investment papers for approval to stakeholders. This will also include managinginvestor relationships and fundraising by preparing the materials and keeping investors informed etc.

Requirements:

You possess a Degree in Real Estate, Engineering, Finance or Business or related field from a recognised tertiary provider and have at least 10 years of solid experience in related investment scope such as capital budgeting and related analysis i.e., IRR, NPV, DCF, Yields. Deal experience/track records are essential for this role as they are looking to scale up with exciting growth ambitions, particularly in a PERE setting.

You possess solid understanding of financial investment evaluation and capital decision making in the Industrial or logistics real estate industry. You are commercially sound with knowledge of Asia real estate market including properties, rents, cost structures etc. You are highly numerical with advanced financial modelling skillsets.

Excellent interpersonal and communication skills will also be held in high regards especially interacting with institutional investors.
