Job summary

BEATHCHAPMAN (PTE. LTD.) is seeking a Permanent headcount for a buyside investment role in Singapore with 2+ years in Real Estate or Infrastructure. You will screen opportunities, build and maintain financial models, and support end-to-end deal execution from due diligence to closing.

Qualifications

• Bachelor's degree in any discipline.
• At least 2 years of relevant Real Estate or Infrastructure investment experience.
• Excellent quantitative and financial modelling skills.
• Strong written and verbal communication skills.
• Ability to unpack complex situations and distill messages.
• Strong critical thinking and a solution-oriented approach.

Responsibilities

• Screen and evaluate investment opportunities through market research and financial analysis.

• Support deal execution end-to-end, including due diligence, negotiation, structuring, documentation, and closing.
• Monitor markets to identify and assess industry trends and developments that inform investment underwriting and portfolio construction.
• Monitor and help strengthen the performance of the overall portfolio and specific investments, including regular review against underwriting and budget.
• Engage with third-party managers, counterparties, and intermediaries through underwriting and ongoing monitoring.
• Assist in formulating, researching, and preparing papers for new investment themes, and strategies.

At least 2 years of relevant experience in Real Estate or Infrastructure investment, with exposure to PE, debt, investment banking, or related investment disciplines.

Responsibilities would include:

• Screen and evaluate investment opportunities through market research, financial analysis, investment feasibility, and making recommendations to senior members of the team
• Take ownership to develop and maintain financial models to underwrite deals
• Support deal execution end-to-end, including internal approvals, due diligence, negotiation, structuring, documentation, and closing
• Monitor markets to identify and assess industry trends and developments that inform investment underwriting and portfolio construction
• Monitor and help strengthen the performance of the overall portfolio and specific investments, including regular review against underwriting and budget
• Engage with third-party managers, counterparties, and intermediaries through underwriting and ongoing monitoring
• Assist in formulating, researching, and preparing papers for new investment themes, and strategies

Profile of ideal candidate:

• Bachelor's degree in any discipline
• At least 2 years of relevant experience in Real Estate or Infrastructure investment, including experience across investment banking, investment, debt capital markets, debt financing, structured finance or private credit.
• Excellent quantitative and financial modelling skills
• Strong written and verbal communication skills
• Ability to unpack complex situations and identify nuances, think creatively, synthesize information, and distil these into clear messages
• Strong critical thinking, a curiosity to keep learning, and a solution-oriented approach
