Job summary

GOLDEN SANDS CONSTRUCTION & ENGINEERING PTE. LTD. is seeking a junior Quantity Surveyor to support cost management and contract administration for main-contractor building projects in Singapore.

You will assist in preparing progress claims, VO, and monthly valuations, while tracking variations and maintaining commercial records. The role involves procurement support, tender preparation, and coordination with clients and suppliers to ensure timely project delivery.

Qualifications

• Diploma or Degree in Quantity Surveying, Civil Engineering, Building, Construction Management, or a related discipline
• 1–2 years of relevant experience in Singapore construction, main contractor exposure preferred

Responsibilities

• Assist the Quantity Surveyor/Commercial Manager in cost management and contract administration for main-contractor projects.
• Prepare and submit progress claims, VO, and other cost-related documentation to clients, consultants, subcontractors, and suppliers.
• Assist in monthly valuation of work done, including measurement, verification, and supporting documents.
• Track and maintain records of variation orders, claims, site instructions, and commercial correspondence.
• Monitor project costs, commitments, subcontractor accounts, and assist in cost reporting and forecasting.
• Attend project, coordination, and site meetings with the team and assist with commercial matters.
• Assist tender preparation, measurement, costing, and submission for tenders.
• Obtain and evaluate quotations from subcontractors and suppliers; assist in negotiations and value engineering.
• Prepare Work Orders, Letters of Award, and purchase-related documentation to subcontractors and suppliers.
• Assist subcontractor and supplier procurement, including enquiries, comparison, awards, and documentation follow-up.
• Support material ordering, procurement coordination, and delivery planning to support site progress.
• Liaise with clients, consultants, subcontractors, suppliers, and internal project teams on day-to-day commercial matters.
• Maintain filing and documentation of contracts, quotations, PO, work orders, claims, variations, and correspondence.
• Perform other QS-related and ad-hoc duties as assigned by management.

Job Description

• Assist the Quantity Surveyor / Commercial Manager in cost management and contract administration for main-contractor general building projects.


• Assist in preparing and submitting progress claims, variation orders (VO), and other cost-related documentation to clients, consultants, subcontractors, and suppliers.


• Assist in monthly valuation of work done, including measurement, verification, and preparation of supporting documents for progress claims.


• Assist in tracking and maintaining records of variation orders, claims, site instructions, contractual correspondence, and other commercial matters.


• Monitor project costs, commitments, and subcontractor accounts, and assist in cost reporting and final cost forecasting.


• Attend project, coordination, and site meetings with the project and site teams, and assist in following up on commercial and contractual matters.


• Assist in tender preparation, measurement, costing, and submission, ensuring accuracy and compliance with tender requirements.


• Obtain and evaluate quotations from subcontractors and suppliers, prepare price comparisons, and assist in negotiations and value engineering where applicable.


• Assist in preparing and issuing Work Orders (WO), Letters of Award (LOA), and purchase-related documentation to subcontractors and suppliers.


• Assist with subcontractor and supplier procurement, including quotation enquiries, comparison, award, and follow-up on required documentation.


• Assist the project team with material ordering, procurement coordination, and delivery planning to support site progress.


• Liaise with clients, consultants, subcontractors, suppliers, and internal project teams on day-to-day commercial and cost matters under the guidance of the Senior QS / Project QS.


• Maintain proper filing and documentation of contracts, quotations, purchase orders, work orders, claims, variations, and commercial correspondence.


• Perform other QS-related and ad-hoc duties as assigned by management.

Job Requirements

• Diploma or Degree in Quantity Surveying, Civil Engineering, Building, Construction Management, or a related discipline.


• 1–2 years of relevant experience in the Singapore construction industry, preferably with a main contractor and exposure to general building projects.


• Candidates with relevant internship or site experience in quantity surveying, contracts, commercial, or construction will also be considered.


• Basic understanding of construction measurement, cost management, contract administration, progress claims, and variation orders.


• Able to read and understand construction drawings, specifications, and contract documents.


• Good working knowledge of Microsoft Office, particularly Excel and Word.


• Strong numerical, analytical, and organizational skills with good attention to detail.


• Good communication and coordination skills, with the ability to work effectively with clients, consultants, subcontractors, suppliers, and project/site teams.


• Willing to learn, proactive, responsible, and able to work under pressure and meet project deadlines.


• Able to work independently on assigned tasks while working closely with the Senior QS / Project QS / Commercial Manager.
