Qualifications

Responsibilities

• Negotiate new leases and renewals.
• Prepare and check lease documents for tenants’ execution and monitor expiries.
• Prepare reports and rental studies to monitor performance and set competitive rates.

• Formulate action plans with operations to meet marketing strategies.

Job Summary

This role involves office lease negotiations, management of lease documentation, and monitoring the performance of various properties to optimize rental income and asset value through market insights and innovative initiatives.

Job Responsibilities

• Negotiation of new leases and renewals.
• Prepare and check lease documents for tenants’ execution and monitor proper acceptance of Lease to produce accurate lease documents and good control of lease renewals and expiries.
• Prepare reports, half-yearly rental review papers, annual budget of assigned properties and competitors’ rental study to monitor performance of properties and establish competitive rental rates.
• Keep up to date with on commercial real estate market trends and best practices.
• Formulate action plans with operation team to meet the marketing strategies developed.
• Achieve strong rental reversions and strong tenant retention. Preparation of marketing collaterals for existing portfolio buildings as well as new projects under construction.
• Spearhead and achieve the assigned leasing and occupancy targets.
• Provide strategic advice on best-in-class design, floor plate layouts, and ESG/sustainability features to ensure new developments meet the evolving needs of global occupiers.
• Provide guidance to the junior members of the team on strategies.
• Work closely with the GMs and HODs to achieve the optimum financial outcome for the assets under management.

Job Requirements

• Bachelor's Degree in Business Studies/ Administration/ Management, Marketing, Property Development/Real Estate Management or equivalent.
• At least 8 years of working experience in leasing of commercial properties.
• Good interpersonal and communication skills with experience in negotiation.
• Strong passion in selling, self-driven and highly motivated.
• Articulate and fluent in written and spoken English.
• Demonstrates maturity and a strong team-oriented mindset.
