Job summary

Keppel Management Ltd. is seeking an experienced asset management professional to maximise portfolio performance. You will work with leasing, property management, and country managers to optimise Opex and Capex, and conduct asset reviews, valuations, and hold-sell analyses for assets under management.

Qualifications

• Degree in Business/ Finance / Real Estate or its equivalent.
• At least 5 years of prior experience in real estate asset management.

• Result-oriented and able to work under stress in a fast-paced environment.
• Strong communication skills and ability to navigate with different stakeholders.
• Familiar with Microsoft Office tools.
• Experience with data analytics software preferred but not essential.

Responsibilities

• Support strategies to maximise performance by coordinating with leasing, property management and country teams to optimise operating expenses and capex.
• Carry out development, AEI, asset valuation, asset review and hold-sell analyses for assets under management.
• Analyse and implement effective lease management including deal structuring, renewals and customer retention strategies, and risk assessment.
• Prepare and consolidate budgets and forecasts for net property income and capex, with variance analysis.
• Report data at property and portfolio level for quarterly investor reporting, and prepare monthly/quarterly slides for management and investors.
• Coordinate cross-country initiatives in ESG, Health & Safety, and audits.

JOB DESCRIPTION

• Support strategies to maximize performance and enhance assets by working with internal stakeholders (leasing, property management team and country managers) to formulate action plans with respect to optimising operating expenses and capital expenditure management
• Carry out projects under development, AEI, asset valuation, asset review and hold-sell analysis for the assets under management.
• Assist to analyse and implement effective lease management in areas like deal structuring, renewal & customer retention strategies, customer & asset risk assessment eg. Know Your Clients and arrears monitoring.
• Prepare & consolidate budgets and periodic forecasts relating to net property income and capital expenditure of the portfolio, variance analysis with review of actual performance against budget and asset plan.
• Reporting - consolidate and analyse data at individual property and portfolio level for periodic quarterly reporting with investors. Prepare monthly and quarterly reports and presentation slides outlining asset performance for internal management and investors.
• Co-ordinate initiatives for the team across countries in the areas like Compliance, Environmental, Social & Governance, Health Safety and Environment, audit etc.
