PIMCO Prime is seeking an experienced Real Estate Asset Management professional (m/f/d) with a strong background in the retail sector to join its team in Frankfurt. The role involves managing various shopping centers across Europe, focusing on optimizing performance and value to meet financial and operational goals. The ideal candidate is a strategic thinker with excellent analytical skills, a deep understanding of the retail market, and the ability to build strong relationships with partners, tenants, stakeholders, and team members. Responsibilities include developing and implementing active asset management strategies in collaboration with external management teams.

The position is based in Frankfurt, with a high level of flexibility required due to assets being primarily located outside Germany (e.g., Ireland). The candidate will be involved in all stages of the investment cycle.

Key Responsibilities

  1. Property and performance management aligned with the vision of active property performance management.
  2. Collaborate with third-party service providers and joint venture partners to drive performance, create business plans, and ensure investment targets are met.
  3. Communicate with external parties such as agents, brokers, property managers, architects, vendors, and surveyors; oversee their work.
  4. Work with center management teams for efficient daily operations of shopping centers.
  5. Monitor weekly results, analyze deviations, and prepare explanations and presentations for relevant meetings.
  6. Lead the creation of annual business plans for properties and align with joint venture partners.
  7. Develop strategic options, including repositioning, considering market trends and investor strategies.
  8. Optimize contracts and processes for managed assets.
  9. Focus on investor requirements across KPIs including financial returns, operational excellence, sustainability, and smart requirements.
  10. Collaborate with the investment team on best practices, prepare analysis papers, refinancing, and investment committee documents.
  11. Manage property handovers within the portfolio.
  12. Prepare quarterly investment updates and respond to investor inquiries.
  13. Become proficient in internal systems and schedules to deliver projects on time.
  14. Plan market incentives, rents, and prolongations from a market perspective.
  15. Ensure the product design meets target customer requirements.
  16. Support property sales and lifecycle events.
  17. Control letting strategies and actions.
  18. Assist in property purchase/sale processes and identify potential investments through networks.
  19. Conduct market research, review surveys, benchmarks, and economic/demographic trends.
  20. Coordinate with property management and analysts.

Key Requirements

  1. At least 5 years of relevant experience with a solid academic background (degree level), ideally in engineering/science, finance, economics, or business studies.
  2. Extensive knowledge of the retail sector, especially shopping centers.
  3. Proficiency in MS Office and inventory management systems (SAP, Filenet, Argus).
  4. Experience in development implementation is advantageous.
  5. Ability to prepare presentations and conduct research.
  6. Strong negotiation, communication, and presentation skills.
  7. Fluent in English (spoken and written), with negotiation-level proficiency.
  8. Excellent financial modeling skills.
  9. Proven ability to prioritize and meet multiple deadlines.

  11. Strong team player with the ability to work in diverse cultural environments.
