We are currently looking for a new member for the Property Management, Germany team to join us in the position of Coordinator, Operations & Maintenance, Property Management, Germany.
Working Place: Sonae Sierra's Central Offices in Germany
Requirements:
Education and Professional Qualifications
- Bachelor’s degree in Mechanical Engineering, Electrical Engineering, Facility Management, or a related field, plus certification as a Certified Facility Management Specialist or Certified Facility Manager (Chamber of Commerce and Industry) (if applicable to an IHK qualification).
- Alternatively, a degree as Business Economist for Facility Management.
- Minimum of 3 to 5 years of experience in facility management, operations, or maintenance.
- Experience in managing external service providers and internal operational teams.
- Basic knowledge of legal regulations and standards in occupational safety and environmental protection is advantageous.

Responsibilities:
1. Coordination of Maintenance and Repair Activities
- Plan, schedule, and oversee all predictive, preventive, and corrective maintenance activities.
- Ensure smooth execution of maintenance tasks to maximize asset efficiency and longevity.
2. Management of Operational Teams and Service Providers
- Supervise internal operational teams and manage external service providers.
- Identify training needs and ensure team members are adequately skilled.
3. Development and Implementation of Operational Procedures
- Create, revise, and implement pragmatic and efficient operational procedures to ensure compliance and optimize workflows.
4. Regular Inspections and Preventive Issue Detection
- Conduct routine inspections to identify potential technical issues before they escalate.
- Support local facility and property management teams in implementing preventive measures.
5. Planning and Coordination of Repairs
- Organize and oversee repair processes, ensuring minimal disruption to daily operations.
6. Investment Planning (CapEx) and Budget Management
- Develop, present, and implement investment plans following approval from property and asset management.
- Support operational teams in effectively managing the approved technical service budget.
7. Relationship Management and Stakeholder Communication
- Maintain and enhance relationships with contractors, service providers, asset managers, and other stakeholders.
- Ensure clear and effective communication between all involved parties.
8. SHE Supervision and Monitoring
- Oversee and ensure compliance with Safety, Health & Environmental (SHE) regulations within operational teams and service providers.
- Ensure that corporate and legal SHE guidelines are followed.
- Support and monitor the implementation of SHE measures, assisting in external audits and follow-up processes.
9. Documentation Management
- Assist operational teams in maintaining and updating technical and project-related documentation, including as-built plans.
- Ensure comprehensive technical documentation for traceability of changes and maintenance activities.
