Overview

PATRIZIA: A leading partner for global Real Assets. PATRIZIA operates worldwide and has offered investment opportunities in real estate and infrastructure assets for institutional, semi-professional and private investors for 40 years. PATRIZIA manages assets with a broad profile and a commitment to social responsibility through the PATRIZIA Foundation.

PATRIZIA ITALY currently manages assets totalling around EUR 1 billion. Our assets range from core to value-add, predominantly in offices, logistics and student housing. Activities include acquisition, asset management, repositioning (re)development and disposal of real estate.

Role purpose

Reporting to the Regional Head of Investment Management in Italy, the role is responsible for enhancing portfolio performance through sustainable strategies and by leveraging PATRIZIA capabilities.

Responsibilities

  • Develop the strategy for the assets in your portfolio, including an ESG action plan, DCF/NPV calculations, scenario analysis and hold-sell analysis
  • Proactively manage value-add projects including repurposing / repositioning of assets
  • Optimize the letting within the managed portfolio
  • Monitor investment performance and relevant asset KPIs
  • Assess risks and ensure compliance with legal and financial regulations
  • Proactively drive (digital & technical) innovation to enhance the value of the managed portfolio
  • Identify attractive investment opportunities and understand market trends
  • Support the sales and acquisition process to achieve investment objectives
  • Review and challenge valuations
  • Collaborate with internal stakeholders (e.g. Fund Managers, ESG Team)
  • Steer and monitor external partners (e.g. Property Managers, Letting Agents, Lawyers)

Qualifications

  • Bachelor’s or Master’s degree, preferably in real estate, law or business economics
  • Minimum 3 years of work experience in real estate
  • Affinity with transactions and/or asset management
  • Understanding of financial practices applied to real estate
  • Well informed of local legislation applicable to real estate
  • Excellent knowledge of the Italian real estate markets and relevant network
  • Ready to travel
  • Strong communication and negotiation capabilities
  • Resilient, well organized, multi-tasker and team player
  • Comfortable within an evolving and international environment
  • Proactive, flexible and assertive
  • Strong Microsoft Office skills (Excel, PowerPoint)
  • Fluent in English (both written and spoken)
